Sukkur's FBR valuation table is SRO 1713(I)/2024, in force since 1 November 2024, and FBR lists no change to it in 2026. It puts every area of Sukkur city into one of 5 categories, priced per square foot. Category I, which includes Queens Road, Military Road, Barrage Colony and Station Road, is Rs 1,120 a square foot for a residential plot and Rs 4,200 for a commercial plot.

FBR uses this value to charge advance income tax on a property sale or purchase when it is higher than the price in the deed. We downloaded the notification from FBR's site and read it in full on 1 November 2026. Below are the five category rates, which area falls where, and a worked example.

Sukkur has 5 FBR categories with 7 rates each, per square foot

Each category carries seven rates per square foot: residential open plot, residential built-up, commercial open plot, commercial built-up, industrial open plot, industrial built-up and flats. Only Category I has industrial rates.

CategoryResidential plotResidential built-upCommercial plotCommercial built-upFlat
I1,1201,6804,2006,3002,610
II9241,2602,8003,7801,740

IV3646161,6802,520870
V1964201,1201,680-

All figures are rupees per square foot. Category I's industrial rates are Rs 140 for an open plot and Rs 5,796 built-up. The notification prints the Category IV flat rate as "8,70", which we read as Rs 870 because it sits between Rs 1,450 and the blank in Category V.

The notification replaced SRO 365(I)/2022 of 2 March 2022.

Commercial areas use a separate list in Appendix II

Shops and commercial plots follow Appendix II, not Appendix I. Marach Bazar, Nishtar Road, Frere Road, Sarafa Bazar, Shahi Bazar and Station Road are commercial Category I, at Rs 4,200 a square foot for a plot and Rs 6,300 built-up.

  • I: Marach Bazar, Nishtar Road, Gur Bazar, Frere Road, Sarafa Bazar, Neem Ki Chari, Shahi Bazar, Laraiki Bazar, Choori Bazar, Shaheen Ganj, Jamanadas Road, Dhak Road, Makam Road, Station Road.
  • II: Mochi Bazar, Jinnah Cloth Market, Bunder Road, Clock Tower, Mehran Market, Anaj Bazar, Pan Mandi, Sabzi Mandi, Military Road.

The same road can sit in different categories for homes and shops. Military Road, for example, is residential Category I but commercial Category II.

How to work out the FBR value of a Sukkur property

Find your area's category in the right appendix, residential or commercial, take the matching rate, and multiply by the area in square feet. Compare the result with the deed price; the buyer's advance tax is charged on the higher figure.

  1. Decide whether the property is residential, commercial, a flat or industrial.
  2. Find your area in Appendix I for homes or Appendix II for shops.
  3. Read the rate for that category and property type.
  4. Multiply by the area in square feet from your title papers.
  5. Compare with the agreed price and use the higher figure.

Example: a 1,800 square foot residential plot on Military Road (Category I) is 1,800 times Rs 1,120, which is Rs 2,016,000. A built 300 square foot shop in Marach Bazar is 300 times Rs 6,300, or Rs 1,890,000. A 1,000 square foot flat in a Category I area is Rs 2,610,000. All three are our arithmetic.

Worked examples of the FBR value of a plot, a shop and a flat in Sukkur

Under the Finance Act 2026, the buyer pays advance tax of 1.25% of the fair market value, which is Rs 25,200 on the Military Road plot.

Sukkur's FBR values are among the lowest of any big city

A Category I residential plot in Sukkur is Rs 1,120 a square foot, or about Rs 10,080 a square yard. A Category I plot in Hyderabad is Rs 33,000 a square yard, more than three times as much.

Low FBR values mean the deed price is often the higher figure in Sukkur, so that is the one tax is charged on. Hyderabad's FBR table uses the same category system, but per square yard. Before you pay, search the land record on Sindh Zameen, and see the FBR valuation list by city for other cities.

Common questions

What is the FBR valuation of Military Road Sukkur?

Military Road is residential Category I, at Rs 1,120 a square foot for a plot and Rs 1,680 built-up. For shops it is commercial Category II, at Rs 2,800 for a plot.

Is the Sukkur FBR table per square yard?

No. Every Sukkur rate is per square foot. Hyderabad's table, by contrast, is per square yard.

Has FBR changed the Sukkur table in 2026?

Not as of 1 November 2026. The Sukkur page lists only SRO 1713(I)/2024 and no amendment.

Does the table cover Rohri and New Sukkur?

The appendices name areas of Sukkur city only. We found no Rohri row; ask the registrar how they value property outside the listed areas.

Why does Military Road have two categories?

Homes and shops are classified separately. Military Road is Category I for homes in Appendix I and Category II for shops in Appendix II.

How we verified this

What we checked, where we read it, and what we could not confirm.

Last checked 1 November 2026. We opened FBR's Valuation of Immovable Properties list and the Sukkur page, which lists one document and no amendment. We read SRO 1713(I)/2024 in full as text. Rates and categories are copied from it, and the appendix columns were checked in two text layouts because they are printed side by side. The examples and comparisons are our arithmetic.
