ETPB Bill Check Online by Demand Number: Rent Bill, SMS Alerts and Every Zone Office (2026)

You can check an ETPB rent bill online at bills.etpb.gov.pk by typing your Demand Number and choosing the property type: Urban, Agriculture, Plaza or Other Bills. The page shows the rent amount, the due date and whether the bill is paid. If you do not have the Demand Number, you can search by Consumer Number instead, and you can sign up for the bill by SMS or WhatsApp.

The Evacuee Trust Property Board (ETPB) rents out shops, houses, plazas and farmland left behind by Sikhs and Hindus who moved to India in 1947. Its offices cover Punjab, Sindh, Khyber Pakhtunkhwa and Balochistan. We tested the bill page on 1 November 2026, and below are the steps, what happens when a number is wrong, and every zone and district office to call.

How to check your ETPB bill online in five steps

Open bills.etpb.gov.pk, enter your Demand Number, pick Urban, Agriculture, Plaza or Other Bills, and press Submit. The bill shows the rent, the due date and the payment status, paid or unpaid. It takes under a minute if you have the number ready.

1. Open bills.etpb.gov.pk in your phone or computer browser.
2. Type your Demand Number from an old bill or your lease papers.
3. Choose the property type: Urban for city shops and houses, Agriculture for farmland, Plaza for ETPB commercial buildings, or Other Bills.
4. Or leave the Demand Number empty and type your Consumer Number.
5. Press Submit and note the amount and due date.

The Demand Number is printed on your previous bill and on the demand notice from your district office. If you have never had a bill, ask the district office for it before you try online. A wrong property type can also hide a valid number.

What happens when the number is wrong

When we entered a made-up Demand Number on 1 November, the site did not show an error. It simply returned to the empty search form. So if the page reloads blank, your number or property type is wrong, or the bill is not online yet.

That silent reload confuses people, because it looks like the site is broken. Try these in order before you give up.

• Check every digit of the Demand Number against your last bill.
• Try the other property types. A shop in an ETPB plaza may sit under Plaza, not Urban.
• Search with the Consumer Number instead.
• Call your district office from the table below and ask them to confirm the number.

One more quirk: the "Tenant Bill" link at the top of the bill page points to billing.etpb.gov.pk, which did not open for us. Use bills.etpb.gov.pk directly.

Get your ETPB bill by SMS or WhatsApp

The same page has a Subscribe box. Enter your CNIC, mobile number, Demand Number and property type, and the ETPB says it will send your bill by SMS or WhatsApp. That saves you checking the site every month.

Use the mobile number registered in your own name, so the bill reaches you if you change phones. The page does not say on which day of the month the message comes, so keep checking online until the first one arrives. Our view: sign up anyway, since a message on your phone is harder to miss than a paper bill.

ETPB zone and district offices with phone numbers

The ETPB head office is at 9 Court Street, Lahore, phone 042-99211043 to 45, email info@etpb.gov.pk. It has seven zones: Eastern, Central, Northern, Southern, Western, Gujranwala and Nankana. Call the district office that issued your lease.

The contact page also lists Layyah (0606-411002), Bhakkar and Mianwali (0453-9200318), Jhang and Hassan Abdal, the last with no phone. ETPB plazas and the ET Complex in Islamabad are handled on 051-9207435. Head office hours are Monday to Friday, 8:30 am to 4:30 pm, though one banner on the main site says 9 am to 5 pm, so call in the morning to be safe. Offices will also be shut on Monday 9 November for Iqbal Day, one of the public holidays in November 2026.

Safety: who you should pay

Pay rent only against a bill that shows on bills.etpb.gov.pk or one issued by your district office. Do not hand cash to anyone who visits your shop claiming to collect ETPB rent without a printed bill.

The bill page does not list payment channels, so ask your district office which bank or method it accepts and keep every receipt. ETPB properties are run under the Evacuee Trust Properties (Management and Disposal) Act 1975 and the 1977 scheme for urban properties. If you face a dispute over rights linked to minority community property, the National Commission for Minorities also takes petitions.

We could not test a real bill, because that needs a real tenant's number. The site does not publish payment channels or the day SMS bills are sent.
