FBR's valuation table for Lahore is SRO 1722(I)/2024, in force since 1 November 2024, with one big change: SRO 876(I)/2026 of 19 May 2026 rewrote every DHA row from Phase VI to Phase XIII. A residential plot in DHA Phase VI (outside blocks C, M and N) is now valued at Rs 1,132,460 a marla, Bahria Town at Rs 1,350,600 and Gulberg I to V at Rs 2,464,400.

This value matters because the buyer's and seller's advance taxes are worked out on it whenever it is higher than the price in the deed. We downloaded both notifications from FBR's own site on 31 October 2026 and copied the rows Lahore buyers ask about most. Below you will find the DHA phases, the big private societies, the main commercial roads, a worked example and what to do when your area is missing.

Lahore's FBR rates are per marla for land and per square foot for buildings

The Lahore table gives four figures for each area: a residential open plot and a commercial open plot, both in rupees per marla, and a residential and commercial building rate, both in rupees per square foot of covered area.

The 2024 table is arranged by town (Allama Iqbal Town, Gulberg Town, Nishtar Town and others), then by area or society. DHA sits under Nishtar Town. The same society can appear twice, once for ordinary streets and once for main roads, and the main road row is always higher.

The building rate is added on top of the land value for a house or a shop. In most Allama Iqbal Town rows it is Rs 2,000 a square foot for a home and Rs 2,500 for a commercial building. In the Gulberg Town rows it is Rs 1,700 and Rs 2,300.

DHA Lahore rates: Phases I to V use 2024 figures, Phases VI to XIII were cut by 30% in May 2026

SRO 876(I)/2026 replaced the DHA rows numbered 1330 to 1363 and added One Central DHA as row 1363A. Every new figure is exactly 70% of the October 2024 figure, so these phases are now valued 30% lower. Phases I to V were not touched.

The building rate in the rewritten DHA rows also fell, from Rs 2,500 to Rs 1,750 a square foot for a house and from Rs 4,000 to Rs 2,800 for a commercial building. That is the same 30% cut. Phases I to V still carry Rs 2,500 and Rs 4,000.

FBR valuation per marla for DHA Lahore Phase VI, VII and VIII before and after SRO 876 of May 2026

A 1 kanal plot, which is 20 marla, in Phase VI outside blocks C, M and N was valued at Rs 32,356,000 under the 2024 table. Under SRO 876 it is Rs 22,649,200. That is our arithmetic from the two notifications.

FBR rates for Bahria Town, Gulberg, Johar Town and other Lahore societies

The private society rows below come from the October 2024 table and were not changed by the May 2026 notification. They are still the figures a registrar or society uses for advance tax on 31 October 2026, unless FBR adds a newer amendment.

Commercial roads carry the highest land values in the whole table. Gulberg Main Boulevard is Rs 11,517,100 a marla, M.M. Alam Road Rs 11,207,100 and Liberty Market Rs 9,885,300. Mall Road from PMG Chowk to the canal is Rs 13,647,050 a marla for commercial land.

FBR residential plot value per marla in Gulberg, Johar Town, Bahria Town, Lake City and DHA Phase VI, Lahore

Before you pay for a plot in any of these places, also check the society against LDA's approved and illegal scheme lists. An FBR row is a tax value, not proof that a scheme is legal.

How to work out the FBR value of a Lahore plot or house

Multiply the plot size in marla by the per marla rate for your row. For a built house, add the covered area in square feet times the building rate. Compare the total with the price in the deed; tax is charged on the higher figure.

  1. Find your town and society in the table, and pick the main road row only if the plot faces that road.
  2. Choose the residential or commercial column to match how the land is classified, not how it is used.
  3. Multiply the plot size in marla by the land rate.
  4. For a house, multiply the total covered area of all floors by the building rate and add it.
  5. Compare the result with your agreed price and use the higher one for the tax estimate.

Here is a worked example. A 10 marla house in Johar Town with 2,250 square feet of covered area: land is 10 times Rs 1,570,600, which is Rs 15,706,000. The building adds 2,250 times Rs 2,000, which is Rs 4,500,000. The FBR value is Rs 20,206,000.

For a buyer on the Active Taxpayers List, the advance tax is 1.25% of the fair market value under the Finance Act 2026. On this house that comes to Rs 252,575. A buyer who is not on the list pays far more, so check your status first.

Steps to calculate the FBR value of a plot or house in Lahore

When your Lahore area is missing from the FBR table

If your society or village is not named, the FBR table does not give it a value. Stamp duty and registration in Punjab use the separate DC rate, so ask the registrar which figure will be applied before you sign.

The DC valuation of property is a provincial rate for stamp duty, set by the District Collector. The FBR figure is federal and only drives the income tax side. One plot can therefore have two official values, and in Lahore's big schemes the FBR figure is usually the higher one.

Two more traps. First, a 2026 amendment replaces only the rows it names, so an old PDF saved on your phone can show a DHA rate that no longer applies. Second, FBR can add a newer SRO at any time. The full city list, with every amendment, is in the FBR valuation tables for all cities.

Common questions

What is the FBR valuation of DHA Phase VI Lahore in 2026?

Rs 1,132,460 a marla for a residential plot outside blocks C, M and N, and Rs 761,460 inside those blocks, under SRO 876(I)/2026 of 19 May 2026.

Did FBR change the Lahore rates for Bahria Town or Gulberg in 2026?

No. The May 2026 notification only rewrote DHA rows 1330 to 1363 and added One Central DHA. Bahria Town and Gulberg still use the October 2024 figures.

Is the FBR value the same as the DC rate in Lahore?

No. The DC rate is used for stamp duty and registration fees. The FBR value is used for the buyer's and seller's advance income tax.

What is the FBR building rate for a house in DHA Lahore?

Rs 1,750 a square foot in Phases VI to XIII after May 2026, and Rs 2,500 in Phases I to V, which still follow the 2024 table.

Where do I download the Lahore valuation table?

From FBR's Valuation of Immovable Properties page. Choose Lahore and download the 2024 table and the 2026 amendment listed under it.

Does the FBR value decide the price I must pay the seller?

No. It is a tax value only. You can agree any price, but advance tax is charged on the FBR value when it is higher.

How we verified this

What we checked, where we read it, and what we could not confirm.

Last checked 31 October 2026. We opened FBR's Valuation of Immovable Properties city list and the Lahore page, which lists two documents. We read SRO 1722(I)/2024 (effective 1 November 2024) as text and SRO 876(I)/2026 of 19 May 2026 page by page. Every rate above is copied from those two notifications; the 30% comparison, the plot totals and the tax example are our arithmetic. The 1.25% buyer's rate is the Finance Act 2026 figure we reported in an earlier explainer; we did not re-read the Act today. SRO 876 does not state its own start date, so we have not given one. We did not test a live transfer at a registrar.
