FBR Valuation Table Mansehra 2026: Naran, Balakot, Oghi, Shinkiari and Mansehra City Rates per Sq Ft (Full List)
FBR valuation table Mansehra 2026: per sq ft rates for Naran, Balakot, Oghi, Shinkiari and Mansehra city, the built-up pattern and 2 rows that look misprinted.

Mansehra's FBR valuation table is SRO 1704(I)/2024, in force since 1 November 2024, and FBR lists no change to it in 2026. It values property per square foot and covers Mansehra city, Shinkiari, Baffa, Oghi, Balakot and Naran. Naran is Rs 1,213 a square foot for a residential plot and Rs 3,539 for a commercial one. In Mansehra city, Abbottabad Road Main Chowk commercial is Rs 31,416.
FBR uses this value to charge advance income tax when you buy or sell property, if it is higher than the price in the deed. We downloaded the Mansehra notification from FBR's site and read it on 2 November 2026. Part of the PDF prints out of order, so below we list only the 21 rows we could read with certainty, plus the building pattern, two rows that look misprinted, and a worked example for Naran.
Mansehra city FBR rates: Abbottabad Road and Ghani Hotel lead
The first five rows cover central Mansehra. Residential open plots run from Rs 3,083 a square foot on College Road to Rs 5,026 at Ghani Hotel to Chikkia Road and Abbottabad Road Main Chowk. Commercial open plots run from Rs 9,072 at Loharbanda to Rs 31,416 at Abbottabad Road Main Chowk.
| Area | Residential open | Residential built-up | Commercial open | Commercial built-up |
|---|---|---|---|---|
| Ghani Hotel to Chikkia Road | 5,026 | 8,026 | 12,566 | 15,766 |
| Khatam-e-Nabovat Chowk to Errum Hotel (left side) | 3,770 | 6,770 | 15,708 | 18,908 |
| Abbottabad Road Main Chowk, urban | 5,026 | 8,026 | 31,416 | 34,616 |
| Loharbanda Dab No. 1, urban | 3,629 | 6,629 | 9,072 | 12,272 |
| College Road | 3,083 | 6,083 | 10,276 | 13,476 |
All values are in rupees per square foot. In every clean row, the built-up value is the open plot value plus Rs 3,000 for residential and plus Rs 3,200 for commercial. That pattern helps you spot a misprint.

| Balakot Battl to Naran | 1,199 | 4,199 | 2,073 | 5,273 |

Smaller places are lower still. Kangar Mera and Kalgan are Rs 518 residential and Rs 1,515 commercial. Purana Laberkot and Baila are Rs 452 and Rs 500. Khar Madan is Rs 280 and Rs 500. Narsari Shad Bag is the lowest at Rs 238 and Rs 649. Baidra and Baffa Duraya to Shinkiari KKH show residential values only, Rs 498 and Rs 392.
Two Mansehra rows look misprinted, so check them first
Oghi Main Bazar commercial is printed as Rs 40,441 a square foot, more than every other row in the district, including Abbottabad Road Main Chowk. Gandhain, Jia Mera and Lundian residential built-up is printed as Rs 3,000, not Rs 3,452 as the pattern suggests.
- Oghi Main Bazar and Tariq Road: commercial Rs 40,441 open and Rs 43,641 built-up, against Rs 3,033 for the next Oghi row. It may be a slipped digit.
- Gandhain, Jia Mera, Lundian: residential Rs 452 open and Rs 3,000 built-up, commercial Rs 500 and Rs 3,700.
- Rows 6 to 32: these include Shahr-e-Resham, Chinar Road, Abbassi Chowk, Balakot Bypass, Ali Town and Green City. Their names and values print out of order in FBR's PDF, so we have not listed them. Get the figure from the registrar.
Table-II adds one industrial row: Small Industrial Estate Mansehra, Rs 1,434 a square foot open and Rs 4,634 built-up.

How to work out the FBR value of a Naran or Mansehra plot
Multiply the area in square feet by the open plot value for a bare plot, or by the built-up value for a building. Compare the result with the price in the deed and use the higher figure.
- Find your area in the table above or in FBR's PDF.
- Choose residential or commercial, open plot or built-up.
- Multiply by the area in square feet.
- Check the row against the Rs 3,000 or Rs 3,200 pattern.
- Compare with the deed price and use the higher figure.
Example: a 1,000 square foot commercial plot in Naran is 1,000 times Rs 3,539, which is Rs 3,539,000. Under the Finance Act 2026, the buyer pays advance tax of 1.25% of the fair market value, about Rs 44,238. That is our arithmetic. Land records for the area are covered in KP land records online, and nearby Abbottabad is in the FBR valuation table for Abbottabad.

Last checked 2 November 2026. We opened FBR's Valuation of Immovable Properties list and the Mansehra page, and read SRO 1704(I)/2024 as text. We list only rows whose names and values we could match with certainty. We could not confirm the two odd rows with FBR, and did not list rows 6 to 32.
