FBR Valuation Table Abbottabad 2026: Jinnahabad, Habibullah Colony, Nathia Gali and All 17 Area Rates per Sq Ft
FBR valuation table Abbottabad 2026: all 17 rows per sq ft, from Jinnahabad and Habibullah Colony to Nathia Gali and Ayubia, with what each column means.

Abbottabad's FBR valuation table is SRO 1679(I)/2024, in force since 1 November 2024, and FBR lists no change to it in 2026. It has just 17 rows, all per square foot, covering the city's bazaars and colonies plus 7 Galiyat hill stations. Jinnahabad is Rs 8,211 a square foot for a residential plot, Habibullah Colony Rs 9,191, and Nathia Gali Rs 7,353.
FBR uses this value to charge advance income tax on a property sale or purchase when it is higher than the price in the deed. We downloaded the notification from FBR's site and read every row on 1 November 2026. Below is the full table, what each column means, the areas it leaves out, and a worked example.
All 17 rows of the Abbottabad FBR table
Each row has four rates per square foot: residential open plot, residential built-up, commercial open plot and commercial built-up. Commercial open plot means land within 50 feet of either side of a main road, as the column heading says.

| Donga Gali | 8,272 | 12,000 | 12,868 | 17,868 |
| Thandiani | 3,676 | 5,200 | 2,574 | 7,574 |
| Ayubia | 2,757 | 10,000 | 6,801 | 11,801 |

| Khaira Gali | 2,757 | 10,000 | 6,801 | 11,801 |
All figures are rupees per square foot. The notification replaced SRO 328(I)/2022 of 2 March 2022.

Habibullah Colony and Jinnahabad are Abbottabad's highest residential rows
Habibullah Colony has the top residential plot rate at Rs 9,191 a square foot and the top built-up rate at Rs 18,382. Jinnahabad follows at Rs 8,211 and Rs 16,422. The bazaar row and Mirpur sit lower, at Rs 7,090 and Rs 6,618.
For shops, the order flips. Mansehra Road has the highest commercial rates, Rs 15,993 for a plot and Rs 23,897 for a built shop. The old bazaars are close behind, at about Rs 13,400 to Rs 13,700 for a plot. Habibullah Colony has no commercial rate at all.
Built-up rates are well above plot rates in every city row. In Jinnahabad and Habibullah Colony, the built-up rate is exactly double the plot rate.
Galiyat rates: Donga Gali and Nathia Gali lead, Ayubia and Changla Gali are lower
The seven hill station rows are Nathia Gali, Donga Gali, Thandiani, Ayubia, Khanspur, Changla Gali and Khaira Gali. Donga Gali has the highest residential plot rate at Rs 8,272 a square foot; Ayubia, Khanspur, Changla Gali and Khaira Gali share the lowest at Rs 2,757.
The gap between plot and built-up rates is widest here. A built-up property in Khanspur is Rs 15,000 a square foot against Rs 2,757 for an empty plot, because most of the value in the Galiyat sits in the building. Thandiani is the only row where the commercial plot rate, Rs 2,574, is below the residential one.

Areas the Abbottabad table leaves out
The table names only 17 areas. Cantonment localities, Supply, Mandian, Nawanshehr, Havelian and the housing schemes along the Karakoram Highway are not listed, so the FBR table sets no value for them.
For a property outside the table, tax is worked out on the price in the deed, and the province's own valuation table decides stamp duty. Check the land record first; the steps are in how to check KP land records online.
How to work out the FBR value of an Abbottabad property
Pick your row, choose open plot or built-up and residential or commercial, and multiply by the area in square feet. Compare the result with the deed price; the buyer's advance tax is charged on the higher figure.
- Find your area among the 17 rows.
- Decide whether the property is an empty plot or built-up, residential or commercial.
- Take the area in square feet from your title papers.
- Multiply it by the rate in the matching column.
- Compare with the agreed price and use the higher figure.
Example: a 2,250 square foot residential plot in Jinnahabad is 2,250 times Rs 8,211, which is Rs 18,474,750. A 1,500 square foot built-up cottage in Nathia Gali is 1,500 times Rs 12,000, or Rs 18,000,000. Both are our arithmetic. The notification does not say whether the built-up rate is applied to the covered area or the plot area, so ask the registrar.

Under the Finance Act 2026, the buyer pays advance tax of 1.25% of the fair market value, about Rs 230,934 on the Jinnahabad plot. KP's yearly urban tax is separate; the KP property tax rebate on arrears runs until 31 December 2026. The Peshawar rows are in the FBR valuation table for Peshawar, and other cities in the FBR valuation list by city.
