FBR Valuation Table Peshawar 2026: Hayatabad, DHA, University Town and Society Rates per Marla (Full List)
FBR valuation table Peshawar 2026: Hayatabad, DHA, Regi Lalma, University Town, Cantt and 43 housing societies per marla, plus building rates by age of house.

Peshawar's FBR valuation table is SRO 1710(I)/2024, in force since 1 November 2024, and FBR lists no amendment to it as of 31 October 2026. A residential plot in Hayatabad (all phases) is valued at Rs 1,287,500 a marla, DHA Peshawar sectors A, B and C at Rs 515,000, University Town at Rs 1,755,881 and Peshawar Cantt at Rs 2,311,200.
FBR uses this value for the buyer's and seller's advance income tax when it is higher than the price in the deed. We downloaded the notification from FBR's site on 31 October 2026 and read all ten pages. Below are the four tables it contains, the rates for the places Peshawar buyers ask about, the building rates by age, and a worked example.
Peshawar's table has four parts: mauzas, DHA and towns, private societies, and buildings
Table I lists 362 mauzas and roads with five values per marla. Table II covers DHA Peshawar, Hayatabad, Regi Lalma and Sheikh Yaseen Town. Table III lists 43 private housing societies. Table IV sets building rates per square foot by age.
Table I is the long one. For each mauza or road it gives a commercial and a residential value per marla, and three farm land values: irrigated (nehri), rain fed (barani) and non agricultural or barren land (banjar). City roads such as Saddar Bazar and Mall Road carry only the commercial and residential figures.
Everything except buildings is per marla. Ask the patwari or registrar which mauza your land falls in, because the same street can sit on the line between two mauzas with very different rates.
FBR rates for Hayatabad, DHA Peshawar, Regi Lalma and Sheikh Yaseen Town

FBR rates for private housing societies on Warsak Road, Ring Road and GT Road
Table III gives one residential value per marla for 43 private societies. The highest is Ali Homes on Warsak Road at Rs 1,250,000, and the lowest are Faisal Colony and Khan Colony 2, both at Rs 200,000.

Being on this list does not make a society legal or approved. The FBR row is a tax value only.
Peshawar's building rates fall sharply after 10 years
Table IV prices a house by floor and age. A house up to 10 years old is Rs 2,300 a square foot on the ground floor and Rs 2,100 above it. From 16 years the same floors drop to Rs 450 and Rs 400. Commercial buildings are Rs 3,500 to Rs 4,000.
| Residential building age | Basement | Ground floor | First floor and above |
|---|---|---|---|
| Up to 10 years | 2,600 | 2,300 | 2,100 |
| 11 to 15 years | 1,000 | 800 | 600 |
| 16 years or more | 500 | 450 | 400 |
Commercial buildings have one rate regardless of age: Rs 3,500 a square foot for a basement, Rs 3,800 for the ground floor and Rs 4,000 for the first floor and above. All figures are rupees per square foot as printed in Table IV.

How to work out the FBR value of a Peshawar plot or house
Find your mauza, town or society, multiply the plot size in marla by the residential or commercial rate, then add each floor's covered area times the Table IV rate for its age. Tax is worked out on this value when it beats the deed price.
- Check whether your property is in Table II, Table III or Table I, in that order.
- Multiply the marla size by the residential or commercial figure.
- Measure the covered area of each floor separately.
- Multiply each floor by the Table IV rate for the building's age and add it.
- Compare the total with the agreed price and use the higher one.
Example: a 10 marla house in Hayatabad, eight years old, with 1,350 square feet on each of two floors. Land is 10 times Rs 1,287,500, which is Rs 12,875,000. The ground floor adds Rs 3,105,000 and the first floor Rs 2,835,000. The FBR value is Rs 18,815,000, our arithmetic.
The buyer's tax rate is a percentage of that figure; filers pay 1.25% under the Finance Act 2026. Before you buy, also pull the fard through the KP land record portal. Tables for other cities are in the FBR valuation list by city.

Common questions
What is the FBR valuation of Hayatabad Peshawar?
Rs 1,287,500 a marla for residential land and Rs 4,017,000 for commercial land, for all phases, under SRO 1710(I)/2024.
What is the FBR value of DHA Peshawar?
Rs 515,000 a marla residential and Rs 2,575,000 commercial in sectors A, B and C. All other sectors are Rs 300,000 and Rs 1,250,000.
Has FBR changed the Peshawar table in 2026?
Not as of 31 October 2026. FBR's Peshawar page lists only the 2024 notification, while Lahore, Islamabad and Rawalpindi have 2026 changes.
Why is my old house valued so low in Peshawar?
Table IV drops the building rate after 10 years and again after 15. A ground floor 16 years or older is valued at Rs 450 a square foot.
Is the FBR value the same as the DC rate in Khyber Pakhtunkhwa?
No. The DC rate is a provincial figure for stamp duty and registration. The FBR value only drives federal advance income tax.
How we verified this
What we checked, where we read it, and what we could not confirm.
Last checked 31 October 2026. We opened FBR's Valuation of Immovable Properties list and the Peshawar page, which shows one document, and read SRO 1710(I)/2024 page by page. Every rate is copied from it; the society groupings, the house example and the totals are our arithmetic and arrangement. The Table IV residential figures show a basement rate above the ground floor rate; we have copied them as printed. We did not test a transfer at a Peshawar registrar.
