Check KP Land Records Online and Get a Fard in Khyber Pakhtunkhwa

In Khyber Pakhtunkhwa you can get a digital fard online at efard.kplr.gkp.pk, the Board of Revenue's eFard portal. You make an account, verify your thumbprint once at a NADRA e-Sahulat centre, then search your land by name, father's name and CNIC and pay through a PSID. For a mutation, book a slot at a Service Delivery Centre on kplr.gkp.pk.

We opened both portals on 28 September 2026, along with the Revenue and Estate Department's news pages, its taxes page and the fard SOP it published in March. Both portals loaded. One thing surprised us. The "Find Land Records" link on kplr.gkp.pk does not open a public search. It sends you to an official login page.

So the KP land record online check works differently from Punjab or Sindh. You cannot type a khasra number and browse. The system finds records linked to your own CNIC, which protects owners but means a buyer cannot check someone else's land from home.

Where Khyber Pakhtunkhwa land records are kept

KP land records sit in LRMIS, the Land Record Management Information System run by the Board of Revenue. Citizens reach it through three doors: the eFard portal, NADRA e-Sahulat franchises for a printed fard, and 50 Service Delivery Centres (SDCs) for fards and mutations.

A few words first, because revenue offices still use them daily.

The Board of Revenue says it computerised land records to improve service and make ownership more secure. That aim is written on the SDC portal itself. Whether your mouza is fully digitised is a separate question, and only the SDC can answer it.

How to get an eFard online in KP

The eFard portal takes nine steps. You register, create a biometric tracking ID, give your thumbprint at a NADRA e-Sahulat centre, then log back in, search your record, pay by PSID and download the fard as a PDF from your dashboard.

1. Open efard.kplr.gkp.pk and create an account with your name, father's name, CNIC, mobile number and email.
2. Generate a biometric tracking ID from the dashboard.
3. Take that ID to your nearest NADRA e-Sahulat centre and give your thumbprint.
4. Log in again and check that your biometric status has updated.
5. Start a new eFard application. The system searches the record by your name, father's name and CNIC.
6. Pick the correct ownership record from the results.
7. Generate a PSID and pay through a bank app, ATM, internet banking, Easypaisa, JazzCash or UPaisa.
8. Download the eFard PDF once the payment is confirmed.

The portal warns that your name, father's name and CNIC must match the land record exactly. A spelling difference is the usual reason a search comes back empty. We did not create an account or give biometrics, so we cannot report the fee the portal shows at the payment step.

If you have paid bills at a franchise before, the NADRA e-Sahulat franchises near you are the same shops that do the thumbprint step.

Getting a printed fard at a NADRA e-Sahulat centre

A printed fard is also available straight from a NADRA e-Sahulat franchise. The SOP the Revenue Department notified in March 2026 says you bring your original CNIC and property details, give your thumbprint, pay the fee cashless and receive a printed fard.

The property details the SOP lists are district, tehsil, mouza, khasra, holding and owner name. Carry an old fard if you have one, because it holds most of these.

The SOP sets clear limits, and they matter more than the convenience:

• A fard for a sale or transfer is issued only to owners whose CNIC is updated in the Register Haqdaran Zameen.
• The department admits the digital record has "limited CNIC linkage", and a large part of legacy records has none.
• No mutation, correction or change can be made at an e-Sahulat franchise. The access is read-only.
• Every printed fard carries a disclaimer that it does not confer title and does not certify ownership.
• If the franchise fard and the SDC record differ, the SDC record prevails.

In plain words, the thumbprint proves who you are, not what you own. A seller who waves an e-Sahulat fard at you has proved very little by that alone.

Mutation and fard at a Service Delivery Centre

For a mutation, or when the online route fails, you go to a Service Delivery Centre. Book a slot on kplr.gkp.pk: choose Fard or Mutation, then your district, SDC and date. The portal lists 50 named SDCs across 18 districts.

The districts on the SDC list are Abbottabad, Bannu, Batagram, Buner, Charsadda, Dera Ismail Khan, Hangu, Karak, Kohat, Lakki Marwat, Mansehra, Mardan, Nowshera, Peshawar, Shangla, Swabi, Swat and Tank. Peshawar has two centres, at Shami Road and the Tehsil Building. Mardan city has two fard and two mutation counters.

Districts such as Haripur, Chitral, Dir and the merged tribal districts do not appear on that list. The department runs separate settlement projects for Kalam and Dir and for the merged districts, so in those areas the patwari and tehsil office are still the likely route. Call the SDC helpline before travelling.

An inherited share works the same way in principle. The inheritance mutation process in Punjab uses the same Land Revenue Act roots, although KP's forms and counters differ.

Mutation and registry taxes in KP are paid cashless

KP charges percentage taxes on a transfer, not a flat fee. The Revenue Department's taxes page lists 1% local council tax, 1% mutation fee and 1% CVT on a mutation, and 1% stamp duty plus 0.5% registration fee on a registered deed. Fard, mutation fee and e-stamp payments are cashless only.

The rates are percentages of the value, worked out on the district valuation table. The cashless rule comes from a Board of Revenue notification dated 15 October 2025. It bans manual payment of the fard fee, mutation fee and e-stamp. If anyone at a counter asks for cash, that is outside the rule.

Stamp duty is paid through an e-stamp, and the steps to issue an e-stamp paper are much the same across provinces. We did not find a published amount for the fard fee itself on the pages we read.

What the Revenue Department changed in August and September 2026

The Board of Revenue says e-registry is now working in 11 districts, up from a single Peshawar pilot. A September meeting reviewed online fard, a CLRMIS upgrade, GIS mapping of state land and a Model Digital Tehsil. A cabinet-level fard decision in August is press-reported only.

Here is what we could confirm at source, stage by stage:

• E-registry, in force. The department announced it on 12 December 2025, starting in Peshawar on 17 December with a ban on manual registries there. Its post of 18 August 2026 says it is operational in Peshawar, Bannu, Kohat, Dera Ismail Khan, Abbottabad, Swat, Mardan, Lakki Marwat, Tank, Nowshera and Charsadda. Each e-registry certificate carries a QR code for online checking.
• Fard at e-Sahulat, notified. The SOP is dated March 2026 and applies across the province.
• Chief Minister's approval, reported. Press reports from 21 August say Chief Minister Sohail Afridi gave in-principle approval for fard through e-Sahulat and ordered a launch the next week. We could not find this on the DGIPR website or the Revenue Department website, so we treat it as reported.
• Model Digital Tehsil, under review. The department's post of 16 September lists it among reforms reviewed. No tehsil or district is named, and no start date is given.

We would not wait for the model tehsil. The eFard route already works for owners whose CNIC is linked.

Check KP land before you buy it

Because the KP land record is not publicly searchable, a buyer must ask the seller to produce a fresh fard, then confirm it at the SDC. Match the khasra, share and owner CNIC, and check that no court stay or pending mutation sits on the land.

A fard alone never proves a clean title, and the SOP says so in its own disclaimer. Ask for the last mutation too. Then check the land on the ground, because the record does not show who is actually sitting on it.

Sindh lets anyone search by name, which is why the Sindh land record online check works for buyers in a way KP's does not yet. In KP the SDC visit is still the real check.

Common questions

Can I check someone else's land record online in KP?

No. The eFard portal searches records linked to your own name, father's name and CNIC. The public "Find Land Records" link on kplr.gkp.pk leads to an official login.

Is an eFard or e-Sahulat fard valid for a sale?

It is valid as an extract, but it does not confer title. For a transfer, the owner's CNIC must be updated in the Register Haqdaran Zameen, and the SDC record prevails if the two differ.

Can I get a mutation done at NADRA e-Sahulat?

No. The SOP bars any mutation, correction or change through e-Sahulat. Mutations go through a Service Delivery Centre.

How much is the fard fee in KP?

We did not find a published amount on the pages we read. It is paid by PSID or another cashless channel, and the portal shows it at the payment step.

Which KP districts have e-registry?
