FBR Valuation Table Sargodha 2026: All 50 Areas, Satellite Town, University Road and Bazaar Rates per Marla (Full List)
FBR valuation table Sargodha 2026: residential and commercial rates per marla for all 50 areas, from Satellite Town to Amin Bazar, and the 5 misprinted rows.

Sargodha's FBR valuation table is SRO 1721(I)/2024, in force since 1 November 2024, and FBR lists no change to it in 2026. It covers 50 named roads and areas, each with a residential and a commercial value per marla, plus one building rate of Rs 2,000 a square foot. Satellite Town Block A is Rs 1,775,000 a marla residential, University Road Rs 1,900,000, and Amin Bazar Rs 21,500,000 commercial.
FBR uses this value to charge advance income tax on a property sale or purchase when it is higher than the price in the deed. We downloaded the notification from FBR's site and read all 50 rows on 1 November 2026. Below is the full list in two tables, the rows that look misprinted, and a worked example.
Sargodha's FBR table is short: 50 areas, two values each
Unlike Lahore or Faisalabad, Sargodha's table has no mauza or khasra columns. Each of its 50 rows names a road, bazaar, colony or block and gives two values per marla: residential and commercial. A building adds Rs 2,000 a square foot.
Paragraph 2 sets that building rate, called the super structure rate, at Rs 2,000 per square foot for both commercial and residential property. The notification replaced SRO 1257(I)/2022 of 1 August 2022, and its last paragraph says it took effect on 1 November 2024.

The table names only the city. Housing schemes outside these 50 rows, and land in other tehsils of Sargodha district, are not listed, so the FBR table does not set their value.
Residential FBR values in Sargodha's colonies and blocks
Leaving aside one misprinted row, residential values range from Rs 850,000 a marla at the General Bus Stand to Rs 4,500,000 in Amin Bazar. Most colonies and blocks sit between Rs 1,400,000 and Rs 2,800,000.
| Area | Residential (Rs per marla) | Commercial (Rs per marla) |
|---|---|---|
| Satellite Town Block A | 1,775,000 | 7,500,000 |
| Satellite Town Block C | 1,700,000 | 8,500,000 |
| Satellite Town Blocks B and D (Satellite Town Chowk to Gill Wala Chowk) | 2,700,000 | 4,500,000 |
| Satellite Town, 9 No. Chungi to Purana Pul | 1,800,000 | 6,500,000 |
| Inside Blocks 1, 2, 3 and 4 | 2,700,000 | 13,500,000 |
| University Road | 1,900,000 | 9,500,000 |
| Queens Road, Queen Chowk to City School | 3,800,000 | 7,500,000 |
| Qartba Town | 2,200,000 | 5,800,000 |
| Club Road | 1,550,000 | 4,100,000 |
| Canal Palms | 1,400,000 | 3,800,000 |
| Zaidi Road | 1,400,000 | 5,300,000 |
| Stadium Road | 1,600,000 | 3,500,000 |
| Mansoor Abad | 1,150,000 | 2,800,000 |
| Farooq Colony | 900,000 | 1,100,000 |

Before you buy in a private scheme, check it on Punjab's approved housing society lists. An FBR row is a tax value, not approval.
Commercial FBR values in Sargodha's bazaars
The bazaars carry the highest commercial values. Amin Bazar and both Katchery Bazar rows are Rs 21,500,000 a marla, Sarafa Bazar from Amin Bazar to Faisal Bazar Rs 18,000,000, and Karkhana Bazar from Lahore Shoes to Machli Chowk Rs 17,500,000.
| Bazaar or road | Commercial (Rs per marla) | Residential (Rs per marla) |
|---|---|---|
| Amin Bazar | 21,500,000 | 4,500,000 |
| Katchery Bazar (two rows) | 21,500,000 | 3,800,000 and 3,700,000 |
| Sarafa Bazar, Amin Bazar to Faisal Bazar | 18,000,000 | 2,700,000 |
| Karkhana Bazar, Lahore Shoes to Machli Chowk | 17,500,000 | 2,800,000 |

Five Sargodha rows look misprinted, so confirm them before you rely on them
Rows 5, 12, 14, 18 and 45 do not follow the pattern of the rest of the table. Ask the registrar which figure they apply before you sign if your property is on one of these roads.
- Row 5, Ellahi and Ibrahim Hospital Road: residential printed as Rs 17,750,000, commercial Rs 3,095,000. The two may be swapped.
- Row 12, Inside Blocks 5 and 6: only one value, Rs 11,500,000, which reads as the commercial one.
- Row 14, Karkhana Bazar from Machli Chowk to Nuri Gate Chowk: only one value, Rs 13,500,000.
- Row 18, Khushab Road from Civil Hospital to Canal Bridge: residential Rs 3,400,000, commercial only Rs 4,500,000.
- Row 45, Urdu Bazar: residential Rs 2,100,000 but commercial only Rs 1,150,000.
We read these as printed in FBR's PDF. FBR has not issued a correction for Sargodha, as it did for one Sialkot row in February 2026.
How to work out the FBR value of a Sargodha house
Multiply the plot size in marla by the residential or commercial value for your row, then add the covered area in square feet times Rs 2,000. Compare the total with the deed price and use the higher figure.
- Find your road, bazaar or block among the 50 rows.
- Pick the residential or commercial value per marla.
- Multiply it by the plot size in marla.
- Add the total covered area in square feet times Rs 2,000.
- Compare with the agreed price and use the higher figure.
Example: a 5 marla house in Satellite Town Block A with 1,125 square feet covered. Land is 5 times Rs 1,775,000, which is Rs 8,875,000. The building adds 1,125 times Rs 2,000, which is Rs 2,250,000. The FBR value is Rs 11,125,000, our arithmetic.
Under the Finance Act 2026, the buyer pays advance tax of 1.25% of the fair market value, about Rs 139,063 on that house. Punjab's stamp duty uses the DC valuation of property instead, and tables for other cities are in the FBR valuation list by city.

How we verified this
What we checked, where we read it, and what we could not confirm.
Last checked 1 November 2026. We opened FBR's Valuation of Immovable Properties list and the Sargodha page, which lists one document and no amendment. We read all 50 rows of SRO 1721(I)/2024 as text. Values are copied from it; the example is our arithmetic. We could not confirm the five rows flagged above with FBR.
