Apni Chhat Apna Ghar Loan in Punjab: Apply for Rs 1.5 Million Interest Free

Apni Chhat Apna Ghar gives Punjab plot owners up to Rs 1.5 million interest free over 7 years. Check who qualifies, how to apply online and the helpline.

Apply for the Apni Chhat Apna Ghar loan online at acag.punjab.gov.pk. Punjab gives an interest-free loan of up to Rs 1.5 million to build a house on a plot you already own, repaid over 7 years. The helpline is 0800-09100. There is no fee and no agent involved.

The Apni Chhat Apna Ghar loan (ACAG) is a Punjab government scheme run by the Punjab Housing and Town Planning Agency, called PHATA. It is not a bank loan. You pay back only what you borrow, with no markup. A second window, Apni Chhat Mehfooz Chhat, lends for roof repairs, an extra room or a second floor on a house you already have.

We read the ACAG portal, its eligibility page and its loan category page on 28 September 2026, along with the scheme pages on the Punjab government portal. The portal's own counter showed 212,531 loans disbursed, worth Rs 273,655.8 million, with 119,842 houses finished and 57,438 still under construction.

What the Apni Chhat Apna Ghar loan gives you

The new-house loan is up to Rs 1.5 million, interest free, repaid in monthly instalments over 7 years. It is paid in tranches as the house goes up, not as one lump sum. The Punjab government pays the running costs and the sales tax on the loan.

The plot must be yours and nobody else's. PHATA's rules allow up to 5 marla in a city or town and up to 10 marla in a village. If you do not own a plot, this loan is not for you, because it does not buy land.

Pay early and you save more. The portal says a borrower who clears the whole loan in the first 1 to 3 years gets a 20 per cent rebate on the principal still owed. Clear it in years 4 to 6 and the rebate is 10 per cent.

Who can apply for the ACAG loan in Punjab

You must live in Punjab, be 21 to 60, have a clean criminal and loan record, and own the land alone. For the new-house loan that means the plot. For Mehfooz Chhat it means the house itself, up to the same 5 or 10 marla size.

  • Residence: a Punjab resident, as shown on your CNIC.
  • Age: 21 to 60 on the day you submit.
  • Land: sole owner of up to 5 marla urban or 10 marla rural. Joint family land does not count until it is in your name alone.
  • Record: no criminal record and no unpaid default with any bank or lender.
  • Poverty score: read the next paragraph, because the official pages differ.
Eligibility rules for the Apni Chhat Apna Ghar loan in Punjab

The two official sources do not agree on the poverty score, known as the PMT score. The Punjab government's scheme page says a new-house applicant must be in the socio-economic registry with a PMT score of 60 or less. The ACAG portal's own eligibility table, as it stood on 28 September 2026, ticks the PMT rule only for Mehfooz Chhat, not for the new-house loan. Check your score before applying either way, since it costs nothing.

A monthly household income cap of Rs 150,000 is often quoted. It is not in the criteria the portal shows today. We found it only in a switched-off, hidden section of the eligibility page, along with car, farmland and e-stamp limits, so we cannot say it is applied now.

If your plot came to you through inheritance, the land record must show it in your name first. That means completing inheritance mutation in Punjab before you apply.

How to apply on acag.punjab.gov.pk

Registration is online and free. You create an account with your CNIC and a mobile number in your own name, confirm a one-time code, then log in and choose the loan. The portal warns that your name, CNIC and mobile number cannot be changed after registration.

  1. Open acag.punjab.gov.pk and choose "Apply for Construction of New House", or "Apply for Addition of New Floor/Room" for Mehfooz Chhat.
  2. Fill the citizen registration form: name, CNIC, father's or husband's CNIC, gender, mobile network and number, division, district, tehsil and city.
  3. Click "Get Verification Code" and enter the code sent by SMS. The SIM must be registered in your name.
  4. Set a password and confirm. Then log in with your CNIC and password.
  5. Complete the application and upload what it asks for. For Mehfooz Chhat, Punjab lists your CNIC, land ownership papers such as a Fard, and photos of the house.
Steps to register and apply for the Apni Chhat Apna Ghar loan online

Keep a copy of your Fard for your land ready before you start. Punjab also says help with Mehfooz Chhat forms is available at Deputy Commissioner and Assistant Commissioner offices and at PHATA.

We did not find an SMS code for applying. Some posts share an 8770 number for this scheme. Neither the ACAG portal nor the Punjab government pages we read mention it, so do not send your CNIC to it.

Check your ACAG application status and instalments

Status is checked by logging in to the portal with your CNIC and password. The portal also has buttons to request release of the second instalment and to change your loan category.

The monthly instalment is not published as a table on the portal. When the scheme launched in September 2024, the Chief Minister said a Rs 1.5 million loan would mean about Rs 14,000 a month over seven years. Simple division of Rs 1.5 million over 84 months gives about Rs 17,860. We could not match the two figures, so ask PHATA for your exact schedule.

For Mehfooz Chhat, the Punjab government's July 2026 launch notice gives about Rs 4,700 a month for the Rs 500,000 loan and Rs 9,300 for the Rs 1 million loan, over nine years. An older Punjab page lists 3 and 6 years, but the portal itself says 9.

Punjab's ACAG is not the federal Apna Ghar scheme

Apni Chhat Apna Ghar is a Punjab loan with no markup, run by PHATA through its own portal. The federal Apna Ghar housing loan goes through partner banks and is assessed like any bank loan. The bank lends up to 90 per cent of the price, so you need a 10 per cent deposit. You apply to each separately.

Difference between Punjab's Apni Chhat Apna Ghar and the federal Apna Ghar housing loan

If a site asks for money to "register" for either, close it. Older federal bank schemes such as Mera Ghar Mera Ashiyana also work through banks, not through the ACAG portal.

How much loan does Apni Chhat Apna Ghar give?

Up to Rs 1.5 million, interest free, to build a house on your own plot. Mehfooz Chhat gives up to Rs 500,000 for roof repair or a room, or Rs 1 million for an extra floor.

Is there any interest or fee on the ACAG loan?

No. PHATA says the loan is interest free and the Punjab government pays the operating costs and sales tax. Registration on the portal is free.

Can I apply if I do not own a plot?

No. The new-house loan is only for the sole owner of a plot up to 5 marla urban or 10 marla rural. It does not pay for land.

What is the ACAG helpline number?

The toll-free helpline is 0800-09100. PHATA's office numbers on the portal are 042-99213419 and 042-99213428, and the email is info@phata.punjab.gov.pk.

Can I apply for ACAG by SMS?

No official SMS route is published. Apply on acag.punjab.gov.pk, or get help at a Deputy Commissioner, Assistant Commissioner or PHATA office.
