CDA to Auction 5 Hotel Plots in Islamabad on 12 October, Rebates Up to 10%

The Capital Development Authority will auction five hotel plots in Islamabad on 12 October 2026 at 10:00 am at the Jinnah Convention Centre. CDA offers a one year payment schedule, a 5% rebate for paying within 30 days, and a further 5% rebate for payments made in US dollars. Tokens must be bought at least one day before the auction.

CDA announced the sale on 8 October 2026. It says the aim is to meet rising demand for luxury hotels and to strengthen the capital's conference and tourism facilities. The plots are for sale, which is different from the petrol pump sites CDA is renting out a day later.

Few readers will buy a hotel plot. The terms still show how CDA handles big land sales, and what a buyer pays and when.

CDA lists five hotel plots in four parts of Islamabad

CDA names five plots: one in D-12 Markaz, two in F-5/1, one in the E-11 Northern Strip and one on the Srinagar Highway. The F-5/1 plots are a convention centre hotel plot and a five star hotel plot.

CDA's page did not list plot sizes or a reserve price, which is the lowest bid it will accept. Those details sit in the auction documents. Ask for them before you plan a bid.

Payment runs over one year, with a deposit and a bank guarantee

CDA calls its schedule an easy one year plan. Building plan approval comes after the buyer deposits 25% of the price. Possession of the plot comes after 75% is paid, and the buyer must provide a valid bank guarantee. A bank guarantee is a promise from a bank that it will pay CDA if the buyer fails to.

The page does not say how the remaining 25% is paid, or how the payments are spread across the year. It also does not say what happens if a buyer misses a payment. We could not find that on the pages we opened.

1. Buy a token at least one day before the auction.
2. Bid at the auction on 12 October.
3. Deposit 25% to get the building plan approved.
4. Pay up to 75% and give the bank guarantee to take possession.
5. Finish the full payment within the one year schedule.

The rebates can cut the price by up to 10%

CDA gives a 5% rebate on the total payment if it is made within 30 days. It gives an additional 5% rebate for full payments made in US dollars. CDA does not spell out whether the two rebates stack, but the word "additional" suggests they do.

This worked example is ours and uses an invented price. Say a buyer wins a plot at Rs 1 billion.

If both rebates apply, the buyer saves Rs 100 million on a Rs 1 billion price. That is why the rule about stacking matters. Get it in writing before you bid.

Overseas Pakistanis can buy tokens through Roshan Digital Accounts

The dollar rebate points the same way. CDA clearly wants foreign currency from overseas buyers. Whether a foreign company can bid is not stated on the pages we read.

How CDA's land sales connect to your own property checks
