FBR Valuation Table Bahawalpur 2026: DHA, Model Town, Satellite Town and Yazman Road Rates per Marla (Full List)
FBR valuation table Bahawalpur 2026: DHA, Askari houses, Model Town, Satellite Town and Yazman Road rates per marla, with the April 2026 cut of 30% explained.

Bahawalpur's FBR valuation table is SRO 1730(I)/2024, in force since 15 November 2024, amended by SRO 652(I)/2026 dated 21 April 2026. The 2026 change cut DHA Bahawalpur, its Askari houses and a Defence Block in Hasilpur by 30%: a residential plot in DHA Sectors A, B and C fell from Rs 235,000 to Rs 164,500 a marla. Model Town A road side plots stay at Rs 1,400,000.
FBR uses this value to charge advance income tax on a property sale or purchase when it is higher than the price in the deed. We downloaded both notifications from FBR's site and read them on 1 November 2026. Below are the DHA changes, the main city rows and a worked example.
Bahawalpur's FBR table covers five tehsils, per marla plus a building rate
The table runs to about 3,950 rows across Ahmadpur East, Bahawalpur, Hasilpur, Khairpur Tamewali and Yazman tehsils. Each row gives an open plot value, mostly per marla, and a separate super structure rate per square foot for the building.
Most city rows split an area into road side and street plots, and into commercial plot and shop rows. Shops are usually priced per square foot rather than per marla, so read the unit column before you multiply.
The building rate in most Bahawalpur city rows is Rs 1,000 a square foot. In DHA it was Rs 1,600 until April 2026. Unlike most cities, the Bahawalpur notification took effect on 15 November 2024, two weeks after the others.
The April 2026 amendment cut DHA Bahawalpur by 30%
SRO 652(I)/2026 replaced the value and building rate for 16 rows, all in DHA Bahawalpur and one Defence Block in Hasilpur. Every new figure is exactly 70% of the 2024 one, including the building rate, which fell from Rs 1,600 to Rs 1,120 a square foot in DHA.
| DHA Bahawalpur row | Unit | 2024 | From April 2026 |
|---|---|---|---|
| Developed Sectors A, B and C, residential | Marla | 235,000 | 164,500 |
| Developed Sectors A, B and C, commercial | Marla | 1,500,000 | 1,050,000 |
| Other developed sectors, residential | Marla | 175,000 | 122,500 |
| Other developed sectors, commercial | Marla | 800,000 | 560,000 |
| 6 Marla Villas Community (houses) | Marla | 910,000 | 637,000 |
| 9 Marla Villas Community (houses) | Marla | 860,000 | 602,000 |
| 12 Marla Villas Community (houses) | Marla | 760,000 | 532,000 |
| 12 Marla Askari houses | Marla | 900,000 | 630,000 |
| 15 Marla Askari houses | Marla | 800,000 | 560,000 |
| 30 Marla Askari houses | Marla | 700,000 | 490,000 |
| Pelican Mall and Takmeel Bazar shops | Sq ft | 30,000 | 21,000 |
| Plaza top floor flats | Sq ft | 8,000 | 5,600 |

Takmeel Square halls and shops are now Rs 17,500 a square foot. In Hasilpur, the Defence Block on Choonawala Road fell from Rs 2,090,000 to Rs 1,463,000 a marla for commercial land and from Rs 385,000 to Rs 269,500 for residential.
Not every DHA row moved. Amna Homes, Pelican Spring and Lifestyle villas, the Signature Villas and Takmeel Homes are not in the amendment, so their 2024 values stand. Amna Homes 6 marla houses, for example, stay at Rs 1,100,000 a marla. One small slip: the notification's opening paragraph lists row 2414, but its table replaces row 2474, the Choonawala Road commercial row.
FBR rates for Model Town, Satellite Town and city roads stayed at 2024 levels
City rows were not touched. Model Town A road side plots are Rs 1,400,000 a marla and street plots Rs 1,100,000, Satellite Town Block A Rs 1,250,000, and Gulberg Avenue on Yazman Road Rs 520,000.
| Area | Plot type | Residential (Rs per marla) |
|---|---|---|
| Circular Road, Fareed Gate to Khatam-e-Nabowat Chowk (beyond 120 ft) | Road side | 2,600,000 |
| Model Town-A | Road side | 1,400,000 |
| Model Town-A | Street | 1,100,000 |
| Model Town-B (Tajir, Sodagar) | Link road | 1,100,000 |
| Satellite Town Block A | Road side | 1,250,000 |
| Satellite Town Block B | Road side | 1,000,000 |
| Fareed Gate to One Unit Chowk | Road side | 950,000 |
| University Chowk to Pull Dewan Wah | Road side | 950,000 |
| Sadiq Colony, Faiz Colony, Haroon Town | Road side | 650,000 |
| Gulberg Avenue, Chak 12-A/BC | Residential | 520,000 |
| Shahdrah, Mohajir Colony | Road side | 450,000 |
| Al Baghdad Villas | Link road | 400,000 |
Commercial plots are far higher. Circular Road from Fareed Gate to Khatam-e-Nabowat Chowk is Rs 4,500,000 a marla, Model Town-A commercial Rs 3,000,000 and the DC Office Chowk to University Chowk strip Rs 2,600,000.

Before you buy in any private scheme, check it on Punjab's approved housing society lists. FBR lists land for tax, not approval.
How to work out the FBR value of a Bahawalpur house
Multiply the plot size by the value for your row, then add the covered area times the building rate in the last column. Compare the total with the deed price; advance tax is charged on the higher figure.
- Find your tehsil, mauza and area row in SRO 1730(I)/2024.
- Check whether SRO 652(I)/2026 replaced it.
- Multiply the plot size in marla, or the shop size in square feet, by the value.
- Add the covered area in square feet times the building rate in the last column.
- Use the higher of this figure and the agreed price.
Example: a 10 marla road side house in Model Town-A with 2,500 square feet covered. Land is 10 times Rs 1,400,000, or Rs 14,000,000, and the building adds 2,500 times Rs 1,000, or Rs 2,500,000. The FBR value is Rs 16,500,000, our arithmetic.
A 6 marla DHA villa with 1,500 square feet covered was Rs 7,860,000 under the 2024 table. It is now Rs 5,502,000: 6 times Rs 637,000 plus 1,500 times Rs 1,120.

Under the Finance Act 2026, the buyer pays advance tax of 1.25% of the fair market value, about Rs 206,250 on the Model Town house. Stamp duty in Punjab uses the DC valuation of property, and other cities are in the FBR valuation list by city.

How we verified this
What we checked, where we read it, and what we could not confirm.
Last checked 1 November 2026. We opened FBR's Valuation of Immovable Properties list and the Bahawalpur page, which lists two documents. We read SRO 1730(I)/2024 as text and SRO 652(I)/2026 both as text and as page images. Values are copied from them; the 30% comparison and the examples are our arithmetic. We did not read every one of the 3,950 rows, so search the PDF for your own mauza.
