FBR Valuation Table Hyderabad 2026: DHA, Qasimabad, Latifabad and Every Category Rate per Sq Yard (Full List)
FBR valuation table Hyderabad 2026: rates per square yard for all 8 categories, from DHA and Civil Lines to Qasimabad and Latifabad, with a worked example.

Hyderabad's FBR valuation table is SRO 1717(I)/2024, in force since 1 November 2024, and FBR lists no change to it in 2026. It sorts the city into 8 categories, priced per square yard. The top one, Category A-I, covers DHA Phase I and II, Civil Lines and Saddar at Rs 38,500 a square yard for a residential plot; Qasimabad's Citizen Colony and HDA Phase I and II sit in Category II at Rs 26,400.
FBR uses this value to charge advance income tax on a property sale or purchase when it is higher than the price in the deed. We downloaded the notification from FBR's site and read it in full on 1 November 2026. Below is the rate for every category, which area falls where, the floor rules, and a worked example.
Hyderabad has 8 FBR categories, each with 7 rates per square yard
Each category carries seven values per square yard: residential open plot, residential built-up, commercial open plot, commercial built-up, industrial open plot, industrial built-up and flats. Your area's category decides all seven.
| Category | Residential plot | Residential built-up | Commercial plot | Commercial built-up | Flat |
|---|---|---|---|---|---|
| A-I | 38,500 | 40,700 | 88,000 | 71,500 | 26,730 |
| I | 33,000 | 34,100 | 77,000 | 60,500 | 23,760 |
| II | 26,400 | 27,500 | 55,000 | 35,200 | 17,820 |
| III | 19,800 | 20,900 | 38,500 | 29,700 | 13,860 |
| IV | 13,200 | 14,300 | 27,500 | 22,000 | 9,900 |
| V | 8,800 | 9,900 | 13,200 | 11,000 | 8,910 |
| VI | 6,600 | 7,700 | 9,900 | 8,250 | 7,920 |
| VII | 4,400 | 5,500 | 6,600 | 4,950 | 5,940 |
All figures are in rupees per square yard. Industrial open plots run from Rs 3,300 in Category I down to Rs 1,430, and industrial built-up from Rs 13,365 to Rs 7,920. Category A-I has no industrial rate.

Which Hyderabad areas fall in which FBR category
Appendix I of the notification names more than 200 areas. DHA, Civil Lines and Saddar are A-I; Hirabad, Amil Colony and SITE are I; Qasimabad's Citizen Colony and HDA Phase I and II are II; Latifabad is split between categories I, III and IV by unit number.
- A-I: Civil Lines including Chandni area and Gul Centre, Defence Housing Scheme Phase I and II, Saddar Cantonment, Soldier Bazar, both sides of main Auto Bhan Road from Giddu Chowk to Khana-e-Farhang, Doctors Lane.
- I: Hirabad, Amil Colony, Prince Ali Road, Shahi Bazar and Sarafa Bazar, Resham Gali, SITE Area, Auto Bhan Road behind the main road in Latifabad units 3, 6, 7 and 8, Memon and Sindhi Muslim Cooperative Housing Societies.
- II: Citizen Colony and HDA Phase I and II Qasimabad, Railway Society in Latifabad units 1 and 2, Station Road, Risala Road, Foujdari Road, schemes on main Mirpurkhas Road.
- III: Fort area, Kohsar Phase I, Judicial Cooperative Housing Society, Gulshan-e-Habib, Qasim Nagar, Palm Residency on Bypass Road, GECHS Qasimabad, D type quarters in Latifabad units 7, 8 and 9.
- IV: Kohsar Phase II, Gulshan-e-Qaid, Latifabad units 4, 5, 10, 11 and 12, Prince Town, London Town, Gul-e-Latif.
- V: 83 areas, including Saiban, Civil Aviation Scheme, HDA Bungalows, Happy Homes, Bismillah Town and Sachalabad.
- VI and VII: newer schemes such as Bismillah City, Bhitai Town and Dubai City (VI), and all katchi abadis, Marvi Town and Tando Jam Town (VII).
If your area is not listed, note (vi) puts it in the adjacent lowest category. If land was granted for more than one use, note (vii) takes the average of the rates. A listed scheme is still not proof of approval, so check its status with the Sindh Building Control Authority and the land record on the Sindh Zameen registry search.

Extra floors add 25% of the ground floor value
For a house or commercial building with more than one storey, notes (iii) and (v) value each floor above the ground floor at 25% of the ground floor value. Built-up rates are applied per square yard of covered area, not plot area.
Note (ix) adds one detail for multi-storey residential buildings: an extra storey counts only if it has a bedroom and a bathroom. A flat is any covered residential unit with its own property or sub-property number, and it uses the flat column instead.
How to work out the FBR value of a Hyderabad property
Find your area's category, pick the column for your property type, and multiply by the size in square yards. For a building, add 25% of the ground floor value for each extra floor. Compare with the deed price and use the higher.
- Find your area in Appendix I and note its category.
- Choose the column: open plot, built-up, flat, commercial or industrial.
- Multiply by the plot area, or the ground floor covered area for a building, in square yards.
- For a building, add 25% of that ground floor value for each extra floor.
- Compare with the agreed price and use the higher figure.
Example: a 240 square yard open plot in HDA Phase I, Qasimabad (Category II). That is 240 times Rs 26,400, or Rs 6,336,000. A house in DHA Phase I with 200 square yards covered on the ground floor and one upper floor: 200 times Rs 40,700 is Rs 8,140,000, plus 25%, which is Rs 2,035,000, for a total of Rs 10,175,000. Both are our arithmetic from the notes as we read them.

Under the Finance Act 2026, the buyer's advance tax is 1.25% of the fair market value, about Rs 127,188 on that DHA house. Sindh's own levies, such as Sindh property tax, are separate and do not use this table.
Where the Hyderabad table stops
The table covers the city of Hyderabad only. Plots in other districts of Sindh are not in it. Tables for Karachi, Sukkur and other cities are in the FBR valuation list by city.

What we checked, where we read it, and what we could not confirm.
Last checked 1 November 2026. We opened FBR's Valuation of Immovable Properties list and the Hyderabad page, which shows one document and no amendment. We read SRO 1717(I)/2024 in full as text. Rates and categories are copied from it; the examples are our arithmetic and our reading of the floor notes. Ask the registrar how they apply the notes to your building.
