To check a registry in Sindh online, open sindhzameen.gos.pk, go to Registries and choose Search Registries Online, then type the 13 digit CNIC without dashes and the captcha. For a deed still at the Sub Registrar's office, the Board of Revenue's Search the Document Status page tracks it by its token number.

Both checks are free and run by the Board of Revenue (BOR) Sindh. Neither gives a document with legal value, and older deeds may not be online yet. We opened the registry search, the token search, the Karachi tax calculator and the registration checklist on 27 October 2026, and below is what each does, what it cannot prove, and what a registry in Sindh needs.

Sindh Zameen has two registry checks: by CNIC and by token

Search Registries Online finds registered deeds linked to a CNIC. Search the Document Status follows one deed through registration using its token number. Use the first before you buy, and the second after you have lodged your own deed.

The land record search on the home page is a different thing. It covers the village forms that show ownership of agricultural and rural land, explained in checking Sindh land records. The registry search covers deeds lodged at a Sub Registrar office.

Searching registries by CNIC takes five steps

Open the Registries section on Sindh Zameen, choose Search Registries Online, type the CNIC without dashes, fill in the captcha and press Search. The page accepts 13 digits only, so leave out the dashes or it will not run.

  1. Open sindhzameen.gos.pk and click Registries.
  2. Choose Search Registries Online.
  3. Type the 13 digit CNIC or old NIC with no dashes.
  4. Type the captcha shown on the page.
  5. Press Search and save or note the deed details that appear.
Five steps to search Sindh registries by CNIC on Sindh Zameen

Search the seller's CNIC before you pay a deposit. If the seller claims a registered sale deed and nothing shows, ask for the registration number and the Sub Registrar office, then check there. A missing entry is not proof of fraud, but it is a reason to slow down.

BOR says the portal is for public information only and carries no legal validity. It says registration deed details are being added "on a progressive scale", so an older deed may simply not be online. For a certified copy, visit a Revenue Service Centre.

That matters most in a sale. A screenshot from the portal will not satisfy a bank, a court or a careful buyer. The steps that do protect a buyer are in verifying a property title before you buy.

The portal also warns that misusing or misrepresenting its data is an offence under the Prevention of Electronic Crimes Act (PECA) 2016. Search for your own deal, not to collect other people's records.

Track a deed under registration with its token number

BOR's Search the Document Status page works with the token number issued for your document. Enter it with the captcha to see where the deed stands, without a trip to the Sub Registrar office.

The page sits on BOR's Automation of Stamps and Registration system and is linked from the Registries section of Sindh Zameen. It asks for nothing else. Keep the token slip until the registered deed is in your hands.

If the stamp paper itself is in doubt, check it separately. Sindh e-stamp papers are verified as explained in verifying a Sindh e-stamp paper.

A Sindh registry needs CNICs, photos, tax papers and the mutation extract

BOR's checklist for every property registration asks for CNIC copies and photographs of both buyer and seller, the title document, all tax papers, and the mutation extract. Some deeds need extra papers, such as an NOC or a succession certificate.

SituationExtra document BOR asks for
Every deedCNIC copies and photos of both parties, title document, tax papers, mutation extract
Disputed propertyCourt decree attached to the deed
Relinquishment after the owner diedNADRA family registration certificate and court succession certificate
Bank mortgageBank's permission to mortgage
Redemption of a mortgageBank NOC and two bank representatives
Foreign buyer or sellerNOC from Finance or the State Bank of Pakistan

BOR also publishes standard formats for 9 documents, including the sale deed, conveyance deed, general power of attorney, oral gift, mortgage deed and relinquishment deed. They sit under Standard Formats of Documents in the Registries section.

Karachi's calculator lists every tax on a registry

The Online Calculator works for Karachi only. It values the property from the Karachi valuation table and lists provincial charges (stamp duty, capital value tax, registration fee, town tax, a fixed Rs 1,000 scanning charge and a Rs 5 endorsement) and federal taxes (advance tax, gain tax and income tax under section 236W).

Karachi registry calculator fixed charges: Rs 1,000 scanning and Rs 5 endorsement

BOR says the result is guidance only, and the Sub Registrar decides the final duties. Town tax does not apply in areas under the Karachi Cantonment Board. A calculator for the rest of Sindh is "launched soon", the page says. The federal rates for buyers and sellers are set out in property tax on sale and purchase from July 2026.

Complaints about delay or corruption at a registration office go through BOR's online complaint form in the Registries section. You choose your district and the department, such as Registration, Stamps and Evacuee Property.

Common questions

How can I check a registry online in Sindh?

Open sindhzameen.gos.pk, choose Registries, then Search Registries Online, and enter the 13 digit CNIC without dashes and the captcha.

Can I check my registry by token number in Sindh?

Yes. BOR's Search the Document Status page, linked from the Registries section, shows the status of a deed by its token number.

Is the online registry result valid for a sale?

No. BOR says the portal is for information only and has no legal validity. Get a certified copy from a Revenue Service Centre.

Why does my old registry not show online?

BOR says deed details are being added on a progressive scale, so many older deeds are not online yet. Check at the Sub Registrar office that registered it.

Is there a property tax calculator for Sindh?

Only for Karachi, on sindhzameen.gos.pk/eval. BOR says a calculator for the rest of Sindh is coming.

How do I complain about a registration office in Sindh?

Use the Complaints form in the Registries section of Sindh Zameen. Choose your district, the nature of the complaint and the department.

How we verified this

What we checked, where we read it, and what we could not confirm.

We read the Sindh Zameen Registries section, its Search Registries Online form, the Search the Document Status page, the Karachi property tax calculator, the registration document checklist, the standard document formats list and the complaint form on 27 October 2026. We did not search any real person's CNIC, so we cannot show what a result looks like. We did not see the calculator's percentage rates, because it works them out on BOR's server, and BOR's FAQ PDF for Karachi would not open.
