FBR Valuation Table Karachi 2026: DHA, Clifton, Gulshan, PECHS and Bahria Town Rates per Sq Ft (Full List)
FBR valuation table Karachi 2026: DHA, Clifton, Gulshan, Jauhar, PECHS and Bahria Town rates per sq ft, plus the age discounts and 20% plot cuts FBR allows.

Karachi's FBR valuation table is still SRO 1724(I)/2024, in force since 1 November 2024, with rules added by SRO 144(I)/2025 in February 2025. All rates are per square foot: a residential plot in DHA Phases I to VII is Rs 8,200, in PECHS Rs 8,200, in Gulistan-e-Jauhar (most blocks) Rs 2,600 and in most of Bahria Town Karachi Rs 1,100.
FBR uses this value for the buyer's and seller's advance income tax when it is higher than the deed price. We downloaded both notifications from FBR's site on 31 October 2026. Below are the areas Karachi buyers ask about, the seven columns explained, the age discounts that cut a flat's value, and the plot types that get 20% off.
Karachi's FBR rates are per square foot in seven columns
Unlike Lahore's per marla table, every Karachi figure is in rupees per square foot. Each area has up to seven values: residential plot, residential built-up, commercial plot, commercial built-up, flats, industrial plot and industrial built-up.
Sellers in Karachi usually quote plot sizes in square yards. One square yard is 9 square feet, so a 120 square yard plot is 1,080 square feet and a 500 square yard plot is 4,500 square feet. Convert first, then multiply.
The February 2025 notification adds that values are in rupees, that a built-up value is per square foot of covered area of the ground floor plus the covered area of extra floors, and that an amenity plot is valued at half the residential plot rate of its area.
FBR rates for DHA Karachi, Clifton and Naval Housing
DHA Phases I to VII share one row at Rs 8,200 a square foot for a residential plot. Phase VIII is Rs 7,300, and DHA City in Phase IX drops to Rs 700 outside sectors 1 and 3. Naval Housing in Zamzama is the most expensive row at Rs 55,000.
| Area | Residential plot | Residential built-up | Commercial plot | Flats |
|---|---|---|---|---|
| DHA Phases I to VII (excluding Naval Housing, Zamzama) | 8,200 | 10,200 | 18,000 | 6,200 |
| DHA Phase VII Extension | 5,000 | 7,000 | 14,000 | 6,200 |
| DHA Phase VIII and VIII Extension | 7,300 | 9,300 | 18,000 | 6,200 |
| DHA high rises | - | - | - | 7,350 |
| DHA City (Phase IX), sectors 1 and 3 | 1,400 | 2,700 | 4,250 | 2,150 |
| DHA City (Phase IX), other sectors | 700 | 2,000 | 1,500 | 1,250 |
| Clifton quarters (excluding Block 1 and Shireen Jinnah Colony) | 8,200 | 10,200 | 20,000 | 7,350 |
| Clifton Block 1 | 5,000 | 7,000 | 20,000 | 6,200 |
| Naval Housing Society, Zamzama (DHA Phase V) | 55,000 | 60,000 | 70,000 | - |
| Naval Housing Society, Karsaz | 30,000 | 35,000 | 40,000 | 12,000 |
All figures are rupees per square foot. One more DHA rule from the 2025 notification: a DHA commercial plot that faces any Khayaban is valued 15% higher than the table figure.

FBR rates for Gulshan, Jauhar, PECHS, North Nazimabad and Bahria Town Karachi
Most of Karachi's middle class areas sit between Rs 2,600 and Rs 8,200 a square foot for a residential plot. Bahria Town Karachi is lower, at Rs 1,100 outside its premium precincts, and Surjani Town is Rs 400.
| Area | Residential plot | Residential built-up | Commercial plot | Flats |

| PECHS | 8,200 | 10,200 | 20,000 | 7,350 |

| Bahria Town Karachi, other precincts | 1,100 | 2,600 | 4,250 | 2,150 |
| Scheme 33 (excluding Metroville III) | 1,100 | 2,600 | 4,250 | 1,700 |
| Surjani Town (KDA Scheme 41) | 400 | 900 | 800 | 950 |
Gulshan-e-Iqbal has three rows, and the flats column for blocks 1, 2 and 3 reads Rs 2,150 in the notification, far below the Rs 7,350 for the other blocks. We have copied it as printed. If your flat is in those blocks, confirm the figure with the registrar before you rely on it.
Age discounts and the 20% cut for nala facing or rear plots
The February 2025 notification lets you reduce a built-up value by age. A flat older than 30 years is valued at half the table rate. Certain awkward residential plots, such as nala facing, mosque facing or rear plots, get 20% off.
| Property type | Age | Reduction |
|---|---|---|
| House (residential built-up) | 5 to 10 years / 10 to 15 / 15 to 25 / over 25 | 5% / 7.5% / 10% / valued as open plot |
| Flat or apartment | 5 to 10 years / 10 to 20 / 20 to 30 / over 30 | 10% / 20% / 30% / 50% |
| Commercial building | 10 to 15 years / 15 to 25 / over 25 | 5% / 8% / 10% |
The 20% plot reduction covers four kinds of residential plot: nala facing, facing a commercial plot, facing a school, mosque or graveyard, and a rear or triangle plot. A rear plot is defined as one behind the front portion, reached by a narrow corridor and not visible from the road.
Two more rules apply to buildings. Each storey above the ground floor of a house is counted at 25% of the ground floor value. A commercial basement is valued at 20% of the ground floor, and commercial floors other than the ground floor are reduced by 25%.

How to work out the FBR value of a Karachi plot or flat
Convert the size to square feet, multiply by the right column for your area, then apply any age discount or the 20% plot reduction. Compare the result with the deed price; advance tax is charged on the higher of the two.
- Find your area row in SRO 1724(I)/2024, choosing the block wording that matches your address.
- Convert square yards to square feet by multiplying by 9.
- Multiply by the plot, built-up or flats column, whichever fits.
- Apply the age discount or the 20% reduction if your property qualifies.
- Use the higher of the FBR value and the agreed price for your tax estimate.
Example one: a 500 square yard residential plot in DHA Phase VI is 4,500 square feet times Rs 8,200, which is Rs 36,900,000. Example two: a 1,000 square foot PECHS flat that is 12 years old is 1,000 times Rs 7,350, less 20%, which is Rs 5,880,000. Both are our arithmetic.
The buyer's advance tax is then a percentage of that value; the current figure for filers is 1.25% under the Finance Act 2026. The provincial side, stamp duty and the Karachi tax calculator, runs on a separate value that you can see when you search a Sindh registry on Sindh Zameen. Rules for other cities are in the FBR valuation tables by city.
Common questions
What is the FBR value of DHA Karachi per square foot?
Rs 8,200 for a residential plot in Phases I to VII and Rs 7,300 in Phase VIII, under SRO 1724(I)/2024. Naval Housing in Zamzama is listed separately at Rs 55,000.
Has FBR issued a new Karachi valuation table in 2026?
Not as of 31 October 2026. FBR's Karachi page lists the 2024 table and the February 2025 amendment that added the rules and age discounts.
Is the Karachi FBR rate per square yard or per square foot?
Per square foot. Multiply square yards by 9 before you apply the rate.
Does an old flat in Karachi get a lower FBR value?
Yes. A flat 10 to 20 years old is valued 20% lower, 20 to 30 years 30% lower, and over 30 years at half the table rate.
What if my plot faces a nala or a mosque?
The residential plot value is reduced by 20%. The same cut applies to plots facing a school, graveyard or commercial plot, and to rear or triangle plots.
What if my area is not in the Karachi table?
The 2025 rules say a property outside every category is treated as falling in the adjacent highest category. Ask the registrar which row they will apply.
How we verified this
What we checked, where we read it, and what we could not confirm.
Last checked 31 October 2026. We opened FBR's Valuation of Immovable Properties list and the Karachi page, which shows two documents. We read SRO 1724(I)/2024 as text and SRO 144(I)/2025 of 11 February 2025 page by page. Every rate and rule above is copied from them; the square yard conversions and examples are our arithmetic. We did not use rows whose column could not be read with certainty, such as Creek Vista and Emaar, and we did not test a transfer at a registrar.
