Multan's FBR valuation table is SRO 1729(I)/2024, in force since 5 November 2024, with SRO 650(I)/2026 rewriting more than 200 rows from 21 April 2026, including every DHA Multan sector. A residential plot in DHA Multan's Rumanza Golf Club sector is now Rs 680,000 a marla, Sector A plots up to 10 marla Rs 212,500, and on road plots in Gulgasht Blocks A to C Rs 2,733,521.

FBR uses this value for the buyer's and seller's advance income tax when it is higher than the deed price. We downloaded both notifications from FBR's site on 31 October 2026 and read the 2026 amendment page by page. Below are DHA Multan's sector rates, the Gulgasht, Bosan Road and Wapda Town rows, the building rates and a worked example.

Multan's FBR rates are per marla, listed by tehsil, mauza and road

The Multan table is one of the longest FBR has issued, with more than 10,000 rows. Each gives the tehsil, town, revenue circle, property area, residential or commercial use, on road or off road, and one open plot value per marla. Buildings are added at a flat rate.

Many city rows are split by plot size as well as location: "on road up to 10 marlas", "plot above 1 kanal" and so on. Pick the row that matches both the plot's size and its position. Off road commercial rows for plots above one kanal carry small figures, around Rs 15,000 to Rs 27,000, which look like a different unit; ask the registrar before using one.

Paragraph 2 of both the 2024 table and the 2026 amendment sets the building value at Rs 2,000 a square foot for residential and Rs 2,500 for commercial. Age does not change it.

DHA Multan rates for every sector after April 2026

SRO 650(I)/2026 replaced DHA Multan rows 418 to 489. Residential plots now run from Rs 140,000 a marla in sectors W1 and W2 to Rs 680,000 in the Rumanza Golf Club sector. Sector commercial plots sit between Rs 1,122,000 and Rs 7,650,000.

FBR residential value per marla in DHA Multan sectors after SRO 650 of April 2026

Commercial land in DHA Multan is listed by sector and by large plot location. The highest figures are Rs 7,650,000 a marla for Sector I, K and N plots up to 20 marla at Central Square, and Rs 5,950,000 for Rumanza commercial plots up to 20 marla.

  • Central Square, sectors I, K and N: Rs 7,650,000. Sector M at Central Square: Rs 5,270,000.
  • Sector commercial plots up to 20 marla: C Rs 4,500,000, M Rs 4,400,000, I Rs 3,400,000, Q Rs 2,932,500, R Rs 2,805,000, H Rs 2,720,000, A, B1, K, N and O Rs 2,350,000.
  • Large commercial plots above 20 marla: Central Square and Rumanza Rs 1,975,723, Ring Road Rs 1,963,500 and Rs 1,097,624 (two rows), Main Boulevard 1 and 2 Rs 1,756,199, Main Boulevard 3 and 4 Rs 1,317,149.
  • Lowest: Sector P commercial Rs 1,122,000, and sectors W1, W2, X and Y Rs 1,300,000.

The rows we could match against the 2024 table are about 15% lower now. Rumanza fell from Rs 800,000 to Rs 680,000, Sector I residential from Rs 385,000 to Rs 327,250, and Central Square Sector I commercial from Rs 9,000,000 to Rs 7,650,000. That comparison is our arithmetic.

FBR rates for Gulgasht, Bosan Road, Abdali Road and Wapda Town

The same amendment rewrote dozens of city rows. On road residential plots up to 10 marla in Gulgasht Blocks A, B and C are Rs 2,733,521 a marla, and the highest city row we found is Food Festival to Chungi No. 1 on Nishtar Road at Rs 3,183,895.

Some places appear twice in the amendment with different figures, for example New Gulgasht Colony commercial plots at Rs 1,646,145 in one row and Rs 1,497,992 in another, and Wapda Colony Phase II Block C at Rs 920,920 and Rs 838,037. We have not guessed which applies; ask the registrar which serial number they will use.

FBR value per marla for Gulgasht, Abdali Road, Bosan Road and Wapda Town in Multan

How to work out the FBR value of a Multan plot or house

Find your row by area, use, plot size and road position, multiply the plot size in marla by its value, and add the covered area times Rs 2,000 for a house or Rs 2,500 for a shop. Tax is charged on this value if it beats the deed price.

  1. Find your area in SRO 1729(I)/2024, then check SRO 650(I)/2026 for a replacement row.
  2. Match the plot size band and on road or off road wording.
  3. Multiply the plot size in marla by the value.
  4. Add the covered area of all floors times Rs 2,000 (residential) or Rs 2,500 (commercial).
  5. Compare with the agreed price and use the higher figure.

Example: a 1 kanal (20 marla) house in DHA Multan Sector M with 4,500 square feet covered. Land is 20 times Rs 386,750, which is Rs 7,735,000. The building is 4,500 times Rs 2,000, which is Rs 9,000,000. The FBR value is Rs 16,735,000, our arithmetic.

For a buyer on the Active Taxpayers List, advance tax is 1.25% of the value under the Finance Act 2026. Stamp duty uses the provincial DC valuation instead. Every other city's table and amendment list is in the FBR valuation tables by city.

How we verified this

What we checked, where we read it, and what we could not confirm.

Last checked 31 October 2026. We opened FBR's Valuation of Immovable Properties list and the Multan page, which shows two documents. We read SRO 1729(I)/2024 as machine text, which is unreliable in places, and SRO 650(I)/2026 page by page. Every 2026 value above is copied from the amendment; the 2024 comparisons use only rows we could match with confidence, and the example is our arithmetic.
