FBR Valuation Table Rawalpindi 2026: DHA, Bahria Town, Askari and Chaklala Rates per Sq Ft (Full List)
FBR valuation table Rawalpindi 2026: DHA phases after the May 2026 cut, Bahria Town, Askari, Chaklala, Westridge and Adyala rates per sq ft, with an example.

Rawalpindi's FBR valuation table is SRO 1728(I)/2024, in force since 5 November 2024, with four later amendments. The biggest is SRO 877(I)/2026 of 19 May 2026, which cut DHA values: a residential plot in DHA Phase II is now Rs 2,878 a square foot, down from Rs 4,111. Bahria Town Phases I to VI stay at Rs 5,509.6 and Askari at Rs 5,950.4.
FBR uses this value for the buyer's and seller's advance income tax whenever it is higher than the deed price. We downloaded the 2024 table and all four amendments from FBR's site on 31 October 2026. Below are the DHA, Bahria Town, Askari, Chaklala and Westridge rates, the three smaller 2026 changes, and a worked example.
Rawalpindi's FBR rates are per square foot, listed by tehsil and mauza
The Rawalpindi table runs to more than 6,000 rows across the district's tehsils. Each row names a mauza or society, says whether it is residential, commercial or agricultural, gives an open plot rate per square foot and a building rate per square foot.
The per square foot unit matters. Marla sizes are not the same in every Rawalpindi society, so take the plot area in square feet from your allotment letter or transfer papers rather than converting from marla yourself.
Many rows also split on road and off road. A plot on a main road carries a much higher rate than one a street behind, so pick the row that matches the plot's position.
DHA Rawalpindi rates were cut by about 30% in May 2026
SRO 877(I)/2026 replaced the land and building rates for DHA Phases I to V, Phase II Extension and DHA Valley. Most new residential figures are about 70% of the 2024 figure. DHA Extension and DHA Homes were not in the notification and keep their 2024 rates.
| DHA Rawalpindi area | Residential plot, 2024 (Rs per sq ft) | Residential plot, May 2026 | Commercial plot, May 2026 |
|---|---|---|---|
| Phase I | 3,778 | 2,645 | 15,427 |
| Phase II | 4,111 | 2,878 | 17,677 |
| Phase II Extension | 1,111 | 778 | 5,946 |
| Phase III | 1,444 | 1,011 | 5,946 |
| Phase IV | 1,889 | 1,322 | 5,946 |
| Phase V | 2,111 | 1,478 | 2,165 |
| DHA Valley | 667 | 466 | 3,052 |
| DHA Homes (not amended) | 3,300 | 3,300 | 11,595.9 |
| DHA Extension (not amended) | 900 | 900 | 5,270.9 |
Building rates in the amended DHA rows fell too: Rs 735 a square foot for a house in Phases I and II (from Rs 1,050), Rs 742 in Phases II Extension to V (from Rs 1,060), Rs 770 in DHA Valley, and Rs 1,470 for commercial buildings (from Rs 2,100).
One figure stands out. DHA Phase V commercial land fell from Rs 17,882 to Rs 2,165 a square foot, a cut of about 88%, far deeper than every other row. That is what SRO 877 prints; if you are dealing in Phase V commercial land, ask the registrar to confirm it before you rely on it.

FBR rates for Bahria Town, Askari, Chaklala and Westridge
These rows come from the 2024 table and were not changed in 2026. Bahria Town Phases I to VI share one residential rate of Rs 5,509.6 a square foot, and every Askari scheme in the table is Rs 5,950.4.
| Area | Residential plot (Rs per sq ft) | Commercial plot (Rs per sq ft) |
|---|---|---|
| Bahria Town Phases I to VI (and I, II extensions) | 5,509.6 | 16,528.9 to 16,758.4 |
| Bahria Town Phase VII | 3,966.9 | 16,758.8 |
| Bahria Town Phase 8 and Phase 8 Extension | 3,085.4 | 13,085.7 |
| Askari I to XIV | 5,950.4 | 20,826.4 to 33,718.9 |
| Chaklala Scheme III (off road / on road) | 12,000 / 17,355.3 | 22,909 / 35,702.3 |
| Chaklala Scheme I and II (off road / on road) | 7,434.3 / 8,870.5 | 14,404 / 16,896.2 |
| Westridge I (off road / on road) | 8,828.3 / 13,305.7 | 18,585.8 / 32,947.5 |
| Chinnar Valley | 1,706.9 | 2,667 |
| OGDC Employees CHS, Adyala Road | 1,630.1 | 3,260.2 |
A row in this table is not a sign that a scheme is approved. Check the society on RDA's approved and illegal housing scheme lists before you pay anything.
Three smaller amendments changed Capital Smart City, Foreign Office CHS and Adyala
Besides DHA, FBR has amended the Rawalpindi table three times. Capital Smart City was cut in November 2024, the Foreign Office Employees society in August 2026, and Adyala with several nearby mauzas in September 2026.
- SRO 1812(I)/2024, 13 November 2024: Capital Smart City (Chahan, Mandwal) commercial from Rs 5,243.3 to Rs 2,621, residential from Rs 2,169 to Rs 1,555 a square foot.
- SRO 1382(I)/2026, 17 August 2026: Foreign Office Employees CHS commercial from Rs 8,542.5 to Rs 7,353, residential from Rs 5,025.1 to Rs 1,431.
- SRO 1513(I)/2026, 9 September 2026: Adyala residential now Rs 644 off road and Rs 667 on road, commercial Rs 1,667 off road and Rs 5,556 on road. Morgah, Dahgal, Daghal, Ghorakh Pur, Kalri and Shahpur rows were also rewritten.
Adyala's residential rate before September was Rs 1,904.5 off road and Rs 2,447.7 on road, so the change cut it by roughly two thirds. That is our arithmetic from the two notifications.

How to work out the FBR value of a Rawalpindi plot or house
Multiply the plot area in square feet by the open plot rate for your row, then add the covered area times the building rate. Compare the total with the deed price; advance tax is charged on whichever is higher.
- Find your tehsil, then the mauza or society row, and choose on road or off road.
- Check the four amendments to see whether your row was replaced.
- Multiply the plot area in square feet by the open plot rate.
- Add the total covered area times the building rate for that row.
- Use the higher of the FBR value and the agreed price.
Example: a house in DHA Phase II on a 2,250 square foot plot with 3,000 square feet covered. Land is 2,250 times Rs 2,878, which is Rs 6,475,500. The building is 3,000 times Rs 735, which is Rs 2,205,000. The FBR value is Rs 8,680,500. Under the 2024 rates the land alone was Rs 9,249,750.
The buyer's advance tax is then 1.25% of the value for a filer under the Finance Act 2026. Stamp duty in Punjab uses the separate DC valuation. Every other city's table is in the FBR valuation list by city.

How we verified this
What we checked, where we read it, and what we could not confirm.
Last checked 31 October 2026. We opened FBR's Valuation of Immovable Properties list and the Rawalpindi page, which shows five documents. We read SRO 1728(I)/2024 as text and SROs 1812 of 2024, 877, 1382 and 1513 of 2026 page by page. Every rate is copied from them; the percentage changes and the house example are our arithmetic. The Phase V commercial figure is copied as printed and flagged above. We did not test a transfer at a Rawalpindi registrar.
