Punjab Property Tax Calculator 2026: Capital Value Rates of 0.07% to 0.09%, Rs 5 Million Home Exemption and PT-5 Challan Check
Punjab property tax calculator 2026: homes up to Rs 5 million exempt, then 0.07% to 0.09% of capital value. Estimate your tax and check your PT-5 challan by PIN

Punjab's property tax calculator now starts from capital value: your DC rate per marla plus a structure rate per square foot. Punjab Excise's own rate table, added to its calculator page in late October 2026, exempts homes valued up to Rs 5 million and charges 0.07%, 0.08% or 0.09% above that. Commercial property pays from the first rupee.
That is a big change from the old rental value system. We read the Excise, Taxation and Narcotics Control Department's calculator page, its online calculator and its PT-5 challan check on 2 November 2026. Here is the rate table, how to estimate your own tax, and where to check the bill already issued against your property.
Punjab property tax rates on capital value, residential and commercial
The department's table has four value bands. Homes up to Rs 5 million are exempt. Above that, both homes and commercial property pay 0.07% up to Rs 10 million, 0.08% up to Rs 25 million and 0.09% above. Commercial property also pays 0.07% in the lowest band.
| Taxable value | Residential | Commercial |
|---|---|---|
| Up to Rs 5 million | Exempt | 0.07% |
| Above Rs 5 million to Rs 10 million | 0.07% | 0.07% |
| Above Rs 10 million to Rs 25 million | 0.08% | 0.08% |
| Rs 25 million and above | 0.09% | 0.09% |
The page defines the base in one line: "Capital Value is your DC Rate Per Marla + Structure Rate per Sq. Ft." So the land is valued at the district collector's rate for your area, and the building is added on top at a rate per square foot. The department's homepage lists the move "from Rental to Capital Value (DC Rates)" among its achievements.

How to estimate your Punjab property tax in five steps
Find the DC rate for your area, multiply by your plot size in marla, add the covered area times the structure rate, then apply the rate for your band. The online calculator does the same sums from your locality and building details.
- Find the DC rate per marla for your mauza or locality. The DC valuation of property explains where those rates come from.
- Multiply it by the plot size in marla.
- Add the covered area in square feet times the structure rate.
- Check which value band the total falls in.
- Apply the residential or commercial rate, or use the department's calculator to get the net payable tax.
One thing the table does not say is whether the rate applies to the whole value or only to the slice inside each band. Read as a single rate on the whole value, a house valued at Rs 8 million would pay Rs 5,600 a year (0.07%), and one at Rs 20 million would pay Rs 16,000 (0.08%). That is our arithmetic. Treat it as a ceiling check and rely on the calculator or your bill for the exact amount.

The UIPT online calculator asks for locality, area and use
Punjab Excise links a UIPT property tax calculator from its Tax Calculators page. It asks for your district, tehsil, rating area and locality, whether the property is residential or commercial, land area, covered area per floor, whether each floor is self-occupied or rented, and the year of construction.
It also asks for the locality category (A to G) and whether the property is on a main road or off road. If you do not know the category, the form offers a "Find the Category" button. At the end it shows "Net Payable Tax" and offers an "Old Calculator" and a "New Calculator". The form itself warns that the calculations are approximate and that the Assessing Authority or ETO office has the final word.
| Tool | What you need | What it gives you |
|---|---|---|
| UIPT calculator | Locality, land and covered area, use | Approximate net payable tax |
| Self assessment portal | CNIC and a password you create | Your own assessment online |
| PT-5 challan check | CNIC and the PIN on your challan | Status of your bill, appeal or review |
| Helpline | Your PIN or address | 1035, Punjab Excise |
Check your PT-5 challan with your CNIC and PIN
The department's challan verification page asks for your CNIC and the Property Identification Number (PIN) printed on your PT-5 challan. The PIN is a long number in a format like 06180-1850200103301203401012345-01. From the same page you can start an appeal or review petition for a chosen year and month.
When we opened it on 2 November 2026, the year list ran from 2014-15 to 2026-27. Some searches on that page can return "Server Seems busy, Please try again later". If it does, try again later. The appeal steps and the 30 day limits are set out in the guide to objecting to a Punjab property tax assessment.

Pay, appeal or claim the exemption, depending on your bill
If your bill matches the new rates, pay it through the e-Pay Punjab channels. If your home is worth Rs 5 million or less and you still got a bill, ask the Excise office to apply the residential exemption, and keep proof of the DC rate and covered area.
- Bill looks right: pay online with the steps to pay Punjab property tax online.
- Bill unpaid after the due date: surcharge rules are in Punjab property tax after 30 September 2026.
- Value or area wrong: object within the time limit, with your registry, fard and a covered area plan.
- Large house: a separate tax may apply. See Punjab luxury house tax.
Farm houses and properties along highways have their own rules too, covered in farm house and highway property tax in Punjab.

How we verified this
What we checked, where we read it, and what we could not confirm.
Last checked 2 November 2026. We read the Property Tax Calculator page of Punjab Excise, including its rate table image, the UIPT calculator form and PT-5 challan verification page linked from the department's site, the self assessment login page, and the department's homepage. We did not run the calculator for a real property or read the amending Punjab law, and the table does not say whether rates are flat or slab-wise, so the examples are our own arithmetic.
