SBP lets all your loan instalments together reach 65% of take-home pay. Banks can be stricter: Bank AL Habib uses 50%. A bank also checks age, job history and the property itself.

Apna Ghar scheme: 5% for 10 years

The government's Apna Ghar programme lends first-time buyers up to Rs 10,000,000 at a fixed 5% for the first 10 years. After that the bank charges 1-year KIBOR + 3%. Longest loan 20 years, 10% down, no processing fee and no penalty for paying early.

Rate not published, ask the bank

Rates were read from each bank's own page on 6 October 2026. 1-year KIBOR is 12.68% and 6-month KIBOR 12.39% (SBP, 5 October 2026). Variable rates are shown at today's KIBOR and reset, usually once a year. Your final rate depends on the bank's approval. Processing, valuation, legal and insurance charges follow each bank's schedule of charges and are not included.

How we worked out these numbers

We read each bank's home finance page on 6 October 2026. Almost every home loan in Pakistan is KIBOR plus a spread, so we added each bank's published spread to KIBOR on SBP's site: 12.68% for 1 year, 12.39% for 6 months (MCB uses the 6-month rate). 8 products have a spread we could read and are compared.

Where a bank prints only a range and does not say who gets which rate (Allied Bank and JS Bank), we used the top of the range, so the instalment shown is the most you should expect. Where a bank needs a bigger down payment or a shorter loan than you entered, we used the bank's figure and said so in the row.

A variable rate resets, usually every year. Over 20 years KIBOR will move a lot, so the instalment shown is for the first year, not a promise for the whole loan.

Frequently asked questions

How much down payment do I need for a home loan in Pakistan?

SBP allows banks to finance up to 90% of the property, so the legal minimum is 10%. Most banks ask for more on their own products: 15% at HBFC, 20% at Bank Alfalah and JS Bank, 25% at Meezan and Allied. The Apna Ghar scheme needs 10%.

How long can a home loan run?

SBP allows up to 30 years since its 2026 housing rules. Most bank products we checked stop at 25 years, HBFC at 20. Apna Ghar loans run up to 20 years.

How much of my salary can go to the home loan instalment?

Under SBP's 2026 rules, all your loan instalments together can be up to 65% of your take-home pay, including car loans and cards. Banks can set a tighter limit. Bank AL Habib, for example, uses 50%.

Who can get an Apna Ghar loan?

Pakistani citizens with a CNIC who do not already own a house or flat. The home can be a house up to 10 Marla or a flat up to 1,500 sq ft. The loan is up to Rs 10,000,000 at 5% for the first 10 years. Bank staff are not eligible.

What happens to the Apna Ghar rate after 10 years?

The subsidy ends and the bank charges 1-year KIBOR + 3% on what you still owe. We estimate that payment at today's KIBOR, but KIBOR in ten years could be higher or lower, so treat it as a rough guide.

Is an Islamic home loan cheaper?

Not automatically. Islamic banks use Diminishing Musharakah, where you buy the bank's share bit by bit and pay rent on the rest, but the rent is still priced off KIBOR. Meezan's Easy Home, for example, is KIBOR + 3% for salaried people, the same spread as several conventional loans.
