FBR Valuation Table Gujranwala 2026: DHA, Wapda Town, Royal Palm and Master City Rates per Marla (Full List)
FBR valuation table Gujranwala 2026: DHA, GEPCO Town, Royal Palm, Wapda Town, Master City and Satellite Town rates per marla after the April 2026 30% cut.

Gujranwala's FBR valuation table is SRO 1691(I)/2024, in force since 1 November 2024, amended by SRO 653(I)/2026 with effect from 20 April 2026. The 2026 change cut DHA, Royal Palm City, GEPCO Town, DC Colony Phase III and Canal Road rows by 30%: a residential plot in DHA Gujranwala Scheme 1 is now Rs 675,500 a marla, while Wapda Town stays at Rs 1,145,000.
FBR uses this value for the buyer's and seller's advance income tax when it is higher than the deed price. We downloaded both notifications from FBR's site on 31 October 2026. Below are the rows Gujranwala buyers ask about, what the khasra column means, the building rates and a worked example.
Gujranwala's FBR table is listed by mauza and khasra number, per marla
Unlike the Lahore or Karachi tables, Gujranwala's runs to more than 3,000 rows by tehsil, revenue circle and mauza, and many rows name the exact khasra numbers they cover. Plot values are per marla; farm land is per acre.
The khasra number is the field number in the land record. If you know it from the fard or the registry, you can find the exact row, because two plots in the same mauza can fall in different rows with different values. Off road and on road rows are also listed separately.
Buildings are added at one flat rate set in paragraph 2 of both notifications: Rs 1,000 a square foot for a residential building, Rs 2,000 for commercial and Rs 1,400 for industrial. Age does not change it.
The April 2026 amendment cut DHA, Royal Palm and GEPCO Town by 30%
SRO 653(I)/2026 replaced the value column for about 60 rows. Every replaced figure we compared is exactly 70% of the 2024 figure. It took effect on 20 April 2026, one day before the notification's own date of 21 April.

An FBR row is a tax value, not a sign that a scheme is approved. Before you pay, run the checks in the guide to checking a housing scheme before you buy a plot and look for the society on Punjab's approved housing society lists.

How to work out the FBR value of a Gujranwala plot or house
Find your mauza and khasra row, multiply the plot size in marla by the value, and add the covered area times Rs 1,000 for a house or Rs 2,000 for a shop. Compare with the deed price; advance tax is charged on the higher figure.
- Note the tehsil, mauza and khasra number from your fard or registry.
- Find the matching row in SRO 1691(I)/2024 and check whether SRO 653(I)/2026 replaced it.
- Multiply the plot size in marla by the value in column 8.
- Add the total covered area times Rs 1,000 (house), Rs 2,000 (shop) or Rs 1,400 (factory).
- Use the higher of the FBR value and the agreed price for your tax estimate.
Example: a 10 marla house in Wapda Town with 2,500 square feet covered. Land is 10 times Rs 1,145,000, which is Rs 11,450,000. The building adds 2,500 times Rs 1,000, which is Rs 2,500,000. The FBR value is Rs 13,950,000, our arithmetic.
The same 10 marla plot in DHA Gujranwala Scheme 1 was Rs 9,650,000 under the 2024 table and is Rs 6,755,000 now. For a buyer on the Active Taxpayers List the advance tax is 1.25% of the value under the Finance Act 2026.
Where the Gujranwala table does not reach
If your plot is in a mauza or society that is not listed, the FBR table does not set its value. Stamp duty and registration fees in Punjab use the District Collector's rate instead, so ask the sub registrar which figure applies.
The DC valuation of property is the provincial figure, and you can check it on the Board of Revenue's calculator. Tables for Lahore, Rawalpindi and other cities, with every amendment, are in the FBR valuation list by city.
Common questions
What is the FBR valuation of DHA Gujranwala in 2026?
Rs 675,500 a marla residential in Scheme 1 and Rs 588,000 in Scheme 2, and Rs 1,673,000 commercial in both, from 20 April 2026.
What is the FBR value of Wapda Town Gujranwala?
Rs 1,145,000 a marla for residential plots and Rs 1,945,000 for commercial plots in the listed blocks. The 2026 amendment did not change it.
Why does the Gujranwala table list khasra numbers?
Because values change from field to field within one mauza. The khasra number on your fard tells you which row applies.
How much does FBR add for a house in Gujranwala?
Rs 1,000 a square foot of covered area for a residential building, whatever its age. Commercial buildings are Rs 2,000.
When did the 2026 Gujranwala rates start?
SRO 653(I)/2026 is dated 21 April 2026 and says it takes effect from 20 April 2026.
How we verified this
What we checked, where we read it, and what we could not confirm.
Last checked 31 October 2026. We opened FBR's Valuation of Immovable Properties list and the Gujranwala page, which shows two documents. We read SRO 1691(I)/2024 as text and SRO 653(I)/2026 page by page. Every value is copied from them; the 30% comparison and the examples are our arithmetic. We did not check every one of the 3,000 plus rows, so search the PDF for your own mauza and khasra.
