FBR Valuation Table Murree 2026: Mall Road, Jinnah Road, Bank Road and Housing Scheme Rates per Marla (Full List)
FBR valuation table Murree 2026: commercial and residential rates per marla for Mall Road, Jinnah Road, Bank Road and 4 schemes, with building rates per sq ft.

Murree's FBR valuation table is SRO 1706(I)/2024, in force since 1 November 2024, and FBR lists no change to it in 2026. It values land per marla and buildings per square foot. Jinnah Road commercial on road is the highest at Rs 6,909,089 a marla, Bank Road commercial on road Rs 6,655,000, and Mall Road commercial Rs 4,840,000.
FBR uses this value, called the fair market value, to work out advance income tax when a property is sold or bought, if it is higher than the price in the deed. We downloaded the Murree notification from FBR's site and read all 92 rows on 2 November 2026. Below are the rates for each road in Murree city, the housing schemes, the building rates and a worked example.
Murree's FBR table covers Murree Urban only, road by road
The table is headed "Tehsil & District Murree-Urban". Most roads have four rows: commercial off road, commercial on road, residential off road and residential on road. Each row has a land value per marla and a super structure rate per square foot for any building.
Four housing schemes are listed separately: Bahria Golf City, Commoners Sky Garden, Dream Valley Housing Scheme and the Pakistan Atomic Energy Employees Cooperative Housing Society. Villages and rural mauzas of Murree tehsil are not in this table.

How to work out the FBR value of a Murree property
Multiply the plot size in marla by the value for your road and type, then add the covered area in square feet times the building rate. Compare the total with the deed price and use the higher figure.
- Find your road or scheme in the table.
- Pick the right row: commercial or residential, on road or off road.
- Multiply the value per marla by your plot size.
- Add the covered area in square feet times the building rate.
- Compare with the agreed price and use the higher figure.
Example: a 5 marla house off Mall Road with 1,125 square feet covered. Land is 5 times Rs 2,420,000, which is Rs 12,100,000. The building adds 1,125 times Rs 1,210, which is Rs 1,361,250. The FBR value is Rs 13,461,250, by our arithmetic.
Under the Finance Act 2026, the buyer pays advance tax of 1.25% of the fair market value, about Rs 168,266 on that house. Punjab stamp duty uses the DC valuation of property instead. Nearby Rawalpindi has its own rates in the FBR valuation table for Rawalpindi, and other cities are in the FBR valuation list by city.

How we verified this
What we checked, where we read it, and what we could not confirm.
Last checked 2 November 2026. We opened FBR's Valuation of Immovable Properties list and the Murree page, which lists one notification and no amendment. We read all 92 rows of SRO 1706(I)/2024 as text. The PDF prints names and values in separate blocks, so we matched each value to its road by row number and the four-row pattern; ask the registrar to confirm the figure for your row before you sign.
