FBR Valuation Table Faisalabad 2026: FDA City, Madina Town, Peoples Colony and Canal Road Rates per Marla (Full List)
FBR valuation table Faisalabad 2026: FDA City, City Housing, Madina Town, Peoples Colony and Canal Road rates per marla, after the April 2026 cut of 30%.

Faisalabad's FBR valuation table is SRO 1688(I)/2024, in force since 1 November 2024, amended by SRO 651(I)/2026 dated 21 April 2026. The 2026 change cut about 190 rows by 30%, mostly FDA City, City Housing, Wapda City, Paradise Valley, Motorway Valley and Abdullah Garden: an FDA City plot in Chak 119 JB is now Rs 376,026 a marla. Madina Town, Peoples Colony and the city roads keep their 2024 values.
FBR uses this value to charge the buyer's and seller's advance income tax when it is higher than the price in the deed. We downloaded both notifications from FBR's site and read the 2026 amendment page by page on 1 November 2026. Below are the rows Faisalabad buyers ask about most, how the columns work, and a worked example.
Faisalabad's FBR table runs to nearly 58,000 rows by mauza and khasra
The Faisalabad table is the largest we have opened. Table I lists residential and commercial land for the whole district by tehsil, town, mauza, square and khasra number, with values per marla, in about 50,000 rows. Table II covers industrial areas and takes the numbering to 57,929.
Four value columns sit at the end of every row: residential open plot, residential built-up, commercial open plot and commercial built-up. All four are per marla. In every row we compared, the residential built-up figure is the open plot figure plus Rs 351,000, and the commercial built-up figure is the open plot figure plus Rs 513,000.
That is useful to know. It means you do not add a separate rate per square foot for the building, as you do in Lahore or Gujranwala. You simply read the built-up column for a house and the open plot column for an empty plot.

The April 2026 amendment cut FDA City and private schemes by 30%
SRO 651(I)/2026 replaced columns 13 to 16 for about 190 rows by our count. Every new figure we compared is exactly 70% of the 2024 figure. The notification is dated 21 April 2026 and, unlike the Gujranwala amendment, prints no separate start date.
| Scheme and mauza | Use | 2024 (Rs per marla) | From April 2026 |
|---|---|---|---|
| FDA City, Chak 119 JB | Residential plot | 537,180 | 376,026 |
| FDA City Block B, Chak 118 JB | Residential plot | 719,668 | 503,767 |
| FDA City Housing Scheme Block C-4, Chak 118 JB | Housing colony | 698,090 | 488,663 |
| City Housing, Chak 5 JB (squares 13 to 32) | Residential plot | 1,382,219 | 967,553 |
| City Housing, Chak 5 JB (square 46) | Residential plot | 1,256,562 | 879,594 |
| Motorway Valley, Chak 5 JB | Residential plot | 801,059 | 560,741 |
| Abdullah Garden Phase 2, Chak 204 RB | Residential plot | 1,413,633 | 989,543 |
| City Housing, Chak 234 RB | Commercial plot | 1,650,032 | 1,155,022 |

The amendment also names rows in Wapda City, Wapda Academic Colony, Paradise Valley in Chak 198 RB, Motorway City and the Main Boulevard of FDA City. We read the row numbers for those but did not copy every new figure. If your plot is in one of these schemes, search SRO 651(I)/2026 for your square and khasra, because the new value replaces the 2024 one.
An FBR value is a tax figure, not a sign that a scheme is legal. Check the society against FDA's approved and illegal housing scheme lists before you pay a deposit.
FBR rates for Madina Town, Peoples Colony and city roads stayed at 2024 levels
None of the old city areas appear in the 2026 amendment. Madina Town W Block is Rs 3,073,950 a marla for a residential plot, Peoples Colony Block A ten marla houses are Rs 2,869,020, and the D-Ground to McDonald's stretch is Rs 8,111,813 residential.
| Area | Residential open plot (Rs per marla) | Residential built-up (Rs per marla) |
|---|---|---|
| Madina Town W Block | 3,073,950 | 3,424,950 |
| Madina Town X Block | 1,349,755 | 1,700,755 |
| Peoples Colony Block A, 10 marla category | 2,869,020 | 3,220,020 |
| Peoples Colony Block B, one kanal category | 2,049,300 | 2,400,300 |
| Jinnah Colony, 10 marla kothi | 2,134,688 | 2,485,688 |
| Gulberg Colony, 10 marla kothi | 1,707,750 | 2,058,750 |
| Model Town A, B and C | 1,707,750 | 2,058,750 |
| Gulistan Colony No. 1 | 1,644,500 | 1,995,500 |
| Eden Garden, Chak 208 RB | 1,413,633 | 1,764,633 |
| Eden Valley, Chak 208 RB | 1,319,391 | 1,670,391 |
| Canal Road, Kashmir Pul to Faisal Garden | 3,392,719 | 3,743,719 |
Note how Gulberg Colony and Peoples Colony split rows by house size. A seven marla kothi in Gulberg Colony is Rs 1,878,525 a marla, higher than the ten marla category. Pick the row that matches your plot size, not just your colony.

Commercial values on Jail Road, D-Ground and Susan Road
Commercial rows are far higher. A shop plot in the big D-Ground of Peoples Colony is Rs 28,462,500 a marla, the Main Jail Road row is Rs 25,616,250, and 101 Susan Road is Rs 13,961,805 for a commercial open plot.
- D-Ground to McDonald's, commercial: Rs 15,369,750 a marla.
- Small D-Ground shops, Peoples Colony: Rs 10,120,000 a marla.
- Jail Road, Jinnah Colony to the limit of 212 RB, commercial: Rs 8,709,525.
- Bilal Road, Jail Road to Chenab Club, commercial: Rs 8,538,750.
For a commercial building, add Rs 513,000 a marla to the open plot figure, which is what the commercial built-up column already shows.
How to work out the FBR value of a Faisalabad house
Find your row by mauza and khasra, pick the built-up column for a house or the open plot column for an empty plot, and multiply by the size in marla. Then compare with the deed price; advance tax is charged on the higher figure.
- Note the tehsil, mauza, square and khasra number from your fard or registry.
- Find the row in SRO 1688(I)/2024, then check whether SRO 651(I)/2026 replaced it.
- Choose the residential or commercial column, open plot or built-up.
- Multiply that value by the plot size in marla.
- Use the higher of this figure and the agreed price for your tax estimate.
Example: a 10 marla house in Madina Town X Block. Built-up value is 10 times Rs 1,700,755, which is Rs 17,007,550, our arithmetic. The same size plot in FDA City, Chak 119 JB, fell from Rs 5,371,800 to Rs 3,760,260 as an open plot after April 2026.
Under the Finance Act 2026, the buyer's advance tax is 1.25% of the fair market value, so on the Madina Town house it would be about Rs 212,594. When you sell later, the FDA transfer has its own papers, listed in how to transfer FDA property in Faisalabad.
Stamp duty and registration fee in Punjab use the provincial DC valuation of property, not this table. Tables for other cities are in the FBR valuation list by city.
Common questions
What is the FBR valuation of FDA City Faisalabad in 2026?
Rs 376,026 a marla for a residential plot in Chak 119 JB and Rs 503,767 in Block B, Chak 118 JB, after SRO 651(I)/2026 cut both by 30%.
Did the 2026 amendment change Madina Town or Peoples Colony?
No. Neither appears in SRO 651(I)/2026, so their 2024 values still apply, for example Rs 3,073,950 a marla in Madina Town W Block.
Do I add a building rate per square foot in Faisalabad?
No. Faisalabad gives a built-up value per marla. In the rows we checked it is the plot value plus Rs 351,000 for houses and Rs 513,000 for commercial buildings.
Why does my colony have several rows?
Values change by khasra number and, in older colonies, by house size category. Use your fard to find the khasra and the size row that matches your plot.
Is a scheme legal because FBR lists it?
No. FBR lists land for tax only. Check FDA's approved and illegal lists for the scheme's status.
How we verified this
What we checked, where we read it, and what we could not confirm.
Last checked 1 November 2026. We opened FBR's Valuation of Immovable Properties list and the Faisalabad page, which lists two documents. We read SRO 1688(I)/2024 as text and SRO 651(I)/2026, a scanned notification, page by page. Values are copied from them; the 30% comparison, the row count and the examples are our arithmetic. We did not copy every amended row, so search the PDF for your own square and khasra.
